About this file
Exhibit B is a Rate Structure document for the Transportation Security Administration's (TSA) lease solicitation TSA17-25-RETX001, detailing the pricing methodology for a 20-year lease of 18,000-20,000 square feet of office space near George Bush Intercontinental Airport in Houston, Texas. The document provides a comprehensive rate breakdown for two lease periods: Years 1-5 (firm term) and Years 6-10, with specific line items for base building rental, services and utilities, tenant improvements, and full service lease rates.
The rate structure allows for pricing in both BOAF (ANSI/BOMA Office Area Square Feet) and RSF (Rentable Square Feet), with provisions for CPI escalations in years 6-10. Key components include base building shell rental, annual service and utility costs, tenant improvement allowance amortization, and a full service lease rate. The document is designed to provide a clear, itemized pricing framework for potential lessors, with placeholders for specific dollar amounts and percentages to be filled in during the lease proposal process.
