About this file

This Special Conditions document pertains to the Daytona Beach Ocean Center Kitchen Renovation project in Florida and establishes operational requirements for the general contractor executing the commercial kitchen renovation. The contractor must coordinate work around the Ocean Center's scheduled events, with a blackout calendar provided identifying dates when construction is prohibited. The Ocean Center will designate staging areas in proximity to the project site, though these areas may be relocated as needed for ongoing events. Contractors must restrict parking to designated areas only and secure their work sites and staging areas with 6-foot chain link fencing with black liner and appropriate signage. All equipment, tools, and supplies must be secured in agreed staging areas at the end of each workday. The contractor is required to provide four weeks' advanced notice for any closures of building entrances, exits, or work affecting direct building access, and one week's notice for any extensions beyond the approved timeline.

The contractor must supply and maintain a temporary kitchen facility, including a 20-foot freezer trailer, a 20-foot refrigerated trailer, and a 40-foot high-volume dishwashing trailer equipped with drainage storage tank and grease separator for the full project duration. A quote for the temporary kitchen is provided in the attachments but may require updating due to time changes and must be re-quoted accordingly. Xano 521 is designated as the company responsible for installing the epoxy floor system in the kitchen and commissary, with the color to be determined by the Ocean Center.
