About this file

This technical specifications document outlines the requirements for the ESB La Grande Maintenance Station Wash Bay Overhead Door Replacement project, a facility infrastructure upgrade undertaken by the State of Oregon. The project involves the comprehensive removal and replacement of two existing 14' x 14' overhead doors, gutters, siding, liner panels, track, and operator systems, with new rough openings widened to 16' x 13'-9". The base bid scope includes temporary structural support of trusses, installation of new glulam beams and framing per engineering specifications, new plywood sheeting with house wrap, custom cee jamb wraps, new siding and liner panels matching existing profiles and colors, and reinstallation of existing corner metal and gutters. The Request for Competitive Quote (RFCQ) was posted on March 20, 2025, with a submission deadline of April 8, 2025. Contractors must review the complete technical specifications and drawings (Exhibit 1 and Exhibit 2) to prepare comprehensive responses.

The base bid includes installation of two new ThermaSeal TM200 Commercial Raynor overhead doors (or approved equal) with stucco surface texture, white 2" thick insulated sections with R18.3 polyurethane foam, full view aluminum windows, and commercial Raynor COH411 operators with ControlHoist 2.0 gear drive systems. The specifications require 3" car wash rollers with stainless steel stems, normal headroom with 3" track and 15" radius, waterproof NEMA-4 rated components, Lift Master receivers, and multiple remotes. Two add alternate specifications are included: Add Alternate 1 provides for replacement of four sealed LED fixtures with new fixtures and EMT surface-mounted conduit ($1 est.), and Add Alternate 2 provides for installation of new 26-gauge metal ceiling liner panels with J-trim and 2 x 12 backing at eight locations. All proposed materials must be designed to mitigate salt corrosion given the wash bay's consistent exposure to salt. The contractor is responsible for all design, engineering, permitting, and coordination with the City of La Grande and ODOT project managers throughout plan review and construction. Prior to construction, ODOT project managers must review and approve all plans. Electrical work for LED installation must be performed by a licensed electrician.
