90% DESIGN DOCUMENTS JCN: 904642

01 10 00 – SUMMARY OF WORK PAGE 1 OF 4

SECTION 01 10 00 - SUMMARY OF WORK

PART 1 – GENERAL

1.1 SUMMARY

A. This Section includes the following:

1. Work covered by the Contract Documents.

2. Use of premises.

3. FAA's occupancy requirements

4. Work restrictions.

5. Coordination with other contract work.

B. All durations listed in the Specifications are calendar days, unless noted otherwise.

C. These specifications, together with the referenced specifications, standards, and drawings specified in the Contract Documents, cover the requirements for all work associated with the Denver ATCT (DEN) Base Building and Connector Building Roof

Replacement project at Denver International Airport.

1.2 SCOPE OF WORK FOR DEN ATCT BASE AND CONNECTOR BUILDING ROOFS

A. Remove and replace approximately 9,982 ft of the existing ballasted elastomeric roofing and existing insulation on the DEN ATCT Base and Connector Buildings.

Replace insulation as necessary. Provide additional insulation as needed to achieve a minimum slope of ¼” per foot toward the roof top drains. Install a new ballasted elastomeric roof fully warranted by the manufacturer for Twenty (20) years to cover defects in the manufacture of the roof membrane and a warranty covering workmanship.

The warranty will cover installation, what items are covered, and what will void them.

B. Remove the coping caps and inspect the parapet interior void for any damage, moisture, mold, etc., and remediate, repair, and replace as necessary.

C. Remove and replace vapor barrier material, insulation, pitch pans, scuppers, drains (new collars, strainers, & covers), curbs and flashing, penetration flashing, protection board, parapet wall membrane, curb coping, flashing, water blocks, and ballast (use of existing ballast will be investigated for reuse).

D. Repair the water damaged roof and ceiling of the Connector Building roof located over the eastside ground level loading dock.

E. Remediate and replace as necessary those items beneath the elastomeric sheet roofing, i.e., rigid insulation, vapor barrier, wood blocking inside the parapet walls

F. Remove and replace the Base Building parapet wall appurtenances, i.e., vents, lightning protection system mechanical clamps.

G. Maintain integrity and functionality of the existing electrical lightning protection system

overlaying existing roof.

H. Replace all adhesive and mechanical mounting cable clamps of the lightning protection system located on the Base and Connector Building’s roof and parapet walls. Replace and repair if required all mechanical lightning protection system roof clips, mechanical connections and fasteners such as those on the ends of bonding jumpers connected to exterior metallic louvers and vents.

I. Install a handrail/guardrail to protect the hatch opening above the Base Building roof-top hatchway to meet current OSHA requirements of 42-inch height. Measurement of

42-inches will be taken from the top of the replaced roof surface.

J. Install a ladder up safety device on the ladder to the roof hatch and a pipe handrail extension, as indicated.

K. Paint various items, i.e., all metal railing, new railing extension, flashings, and parapet, caps.

L. Replace flashing and sealant on all rooftop edges abutting vertical wall structures, i.e., the DEN ATCT Shaft, Base Building, and DIA Terminal-C Building.

M. Notes Regarding the existing roof conditions:

1. The existing ballasted membrane roof on the DEN ATCT Base and Connector

Buildings dates to 1992. The roof has been maintained over the years and patched as necessary.

2. The areas that have leaked are:

I. Rooftop areas adjacent to the ATCT Base Building elevator shaft

(repaired).

II. Rooftop areas of the ATCT Connector Building loading dock adjacent to the ATCT shaft and Base Building, and Denver International Airport (DIA)

Terminal-C Concourse Building (existing condition).

1.3 WORK RESTRICTIONS

A. All work must be coordinated in order to maintain an operational facility. The total contract duration for completion of all work shall be Ninety (90) calendar days, excluding inclement weather and holiday moratorium dates. Night work may be required, if work disturbs air traffic operations.

B. Perspective bidders are required to perform a site visit to assess the actual roof conditions before submitting a bid. See section 00 20 10.

1.4 FAA OCCUPANCY

Drawings. Keep driveways and entrances serving the site and adjacent buildings clear and available to FAA, FAA's employees, DIA operations, and emergency vehicles at all time. Do not park equipment or storage of materials outside of the lay-down yard shown on the Drawings. Contractor shall schedule deliveries of materials to minimize use of driveways and entrances. Schedule deliveries to minimize space and time requirements for storage of materials and equipment on-site.
