About this file

The file contains construction documents for the Granville Health System MRI, CT, and Nuclear Imaging Renovations project, prepared by Haskell Architects and Engineers, P.A. for a medical facility located at 1010 College Street in Oxford, North Carolina. The project involves renovation of existing imaging spaces, including the MRI, CT, and Nuclear Medicine suites, with construction documents dated March 6, 2025. The comprehensive document set includes architectural, structural, mechanical, electrical, plumbing, and fire protection plans, with detailed drawings covering demolition, new construction, equipment placement, life safety considerations, and technical specifications for the medical imaging renovation.

The project is classified as a renovation within an existing I-2 (institutional, hospital) occupancy, with a total building area of approximately 63,736 square feet. The renovation focuses on modernizing imaging equipment spaces, including specific areas for MRI (941 sq ft), CT (309 sq ft), and Nuclear Medicine (410 sq ft) suites. The documents indicate compliance with 2018 North Carolina building codes, NFPA 101 Life Safety Code, and Facility Guidelines Institute (FGI) standards. The project involves complex technical considerations, including RF shielding for the MRI suite, medical gas infrastructure, specialized electrical and mechanical systems, and careful integration of new imaging equipment into the existing hospital environment.

GENERAL CONSTRUCTION NOTES

1. Unless otherwise noted, dimensions are to column center lines, face of gypsum board partitions, face of masonry walls and face of existing walls.

2. All cutting and patching shall be done by the General Contractor as outlined in the Project Manual. Patches in finish surfaces shall match the adjacent surfaces in material, finish, and quality.

3. New work extending existing conditions shall align with and match existing work except where otherwise dimensioned or detailed.

4. In the case of non-rated partitions, carry metal studs and gypsum board on both sides of the studs to the underside of the structure or deck above unless otherwise noted.

A. Where noted, carry metal studs to the structure above, and hold the gypsum board to 4” minimum above the finished ceiling.

B. Where noted, carry metal studs to the underside of the ceiling, with a closure gasket between the top of the partition and the ceiling.

5. Per NFPA 101 chapter 18 Health Care Occupancies, wood blocking in the interior of hospitals (IBC Occupancy I-2) shall be fire retardant treated wood.

In occupancies other than hospitals (IBC I-2), the latest editions of the International Building Code (IBC) does not require wood blocking in Type I & II construction to be fire retardant. The Contractor is to verify, prior to bidding or other pricing method used for the project, if the Authority Having Jurisdiction (AHJ) requires wood blocking for this project to be fire retardant. If fire retardant wood blocking is required the cost is to be included in the contract for construction.

6. Install 2 x 6 solid wood blocking between studs for the attachment of wall cabinets; lights or monitors with articulating arms, open knee space countertops supported by braces, grab bars or handrails to support more than 250-pound vertical load or any item more than 25 pounds. For loading greater than 250 pounds see the details included in the contract documents.

7. When an independent headwall assembly is not provided, the GC is to coordinate interior elevation dimensional layout with interior wall stud spacing to avoid device layout conflicts

8. Install continuous galvanized metal strapping for all handrails, grab bars, or other accessories, brackets and OFOI / OFCI / CFCI items or specialties up to 250-pound load unless noted otherwise. Also refer to the project manual for additional requirements.

9. Due to the manufacturer’s variation with size of equipment, casework, millwork, plumbing fixtures etc., all dimensions referring to the space where such items are to be built or installed shall be verified in the field by the Contractor with the item to be provided/ installed.

10. All construction work shall comply with the latest edition of National Fire Protection Association: Standard for Safeguarding Construction, Alteration and Demolition Operations (NFPA 241) unless there is a more stringent requirement in the Contract Documents.

11. All renovation construction areas shall be maintained with negative air pressure relative to the occupied areas of the facility. Contractor shall exhaust construction areas to the outside of the building by temporary fans or other devices approved by the Owner. Care must be used when locating the point of exhaust so as not to interfere or compromise other air intakes, patient rooms, pedestrian paths, public-way or other occupied spaces.

A. At patient care areas, a pressure differential of at least 0.03-inch water gauge (7.0 Pascals), with air flow from the hospital clean areas to the construction dirty areas. Construction barriers in high-risk areas should have visual display of airflow direction.

12. Welding inside the hospital is allowed provided the Contractor obtains prior Owner approval and proper measures are taken to prevent fumes from circulating through the hospital. A portable high-efficiency particulate air (HEPA) filtration system shall be used.

13. Duct work and piping shall be kept capped/clean during demolition and dust-generating construction.

14. Gypsum board installation shall not proceed until exterior protection against rain damage has been installed; the use of poly covering exterior openings is not acceptable.

15. Contractor shall verify the Owner’s requirements for Interim Life Safety Measures (ILSM) and Infection Control Risk Assessment (ICRA) to be enforced during construction prior to the start of construction. See Life Safety During Construction in the General Notes for the ILSM requirements. In addition, incorporate all requirements identified in the Contract Documents.

16. The Owner’s Infection Control and Safety personnel have the authority to order the work to be stopped, if in their opinion, patients, visitors or staff members are being placed at unnecessary or unacceptable risk of infections or construction hazards.

17. Any infection control or construction safety related discrepancies shall be corrected prior to the Owner’s occupancy of the project area.

18. Construction materials should be kept clean and dry as appropriate.

A. Remove any absorbent material that becomes wet, that cannot be totally dried within 24 hours of incident, and replace with new materials.

Absorbent materials include, but are not limited to, gypsum board, insulation, carpet, ceiling tile etc.

Boxes on opposite sides of the fire-resistant wall or shaft enclosure shall be separated by a horizontal distance of not less than 24” or be completely covered with putty pads per the approved tested and rated design assembly.

LIFE SAFETY DURING CONSTRUCTION

1. In a phased construction project, the Phasing Plans demonstrate the basic life safety that is to be maintained for the occupants of the building. The life safety of the occupants is not to be compromised.

2. The Contractor shall use the basic life safety requirements shown in the contract documents to develop specific Interim Life Safety Measures (ILSM) to be incorporated in the work to meet the requirements of the project. The ILSM report shall be submitted to the Owner and authority Having Jurisdiction (AHJ) for approval prior to beginning construction or a phase of construction.

3. The following shall be adhered to in the development of the phasing/interim life safety planning:

A. Travel path for occupants through a construction area inside the building is prohibited.

B. Travel path through an exterior construction area is to have a hard surface to walk on and fencing separating the travel path from the construction area that are extended to a public way and meet accessibility codes of the state and the ADA. At overhead construction, a protective tunnel for egressing occupants will be required. Contractor shall provide an 8’-0” wide by 7’-6” high (clear dimensions) passageway (tunnel) capable of supporting an 80 PSF live load. It shall be constructed of a minimum fire-retardant wood. It shall have a roof with a 90-pound mineral surfaced felt on a minimum of ¾” plywood and 3’-6” high closed sides, with a 4’-0” high opening above the closed lower area.

Construction shall be phased as required to provide the exit access and allow for construction. Passageway shall be located as identified in the ILSM report. The construction and method of phasing must be approved by the Owner and the AHJ. Electrical contractor shall provide temporary lights powered from the emergency circuits in the passageway. Other protective tunnel assemblies will be entertained as long as they have a hard walking surface, are lighted powered from the emergency circuits, and ventilated. If the alternate tunnel assemblies are metal, such as containers, they need to be grounded with a #6 green conductor from an existing building ground to the container metal. If the container spans two buildings then the container will need to be grounded at both ends to BOTH buildings. Provide fire extinguishers at 50 feet along the occupant’s travel path in the temporary tunnel.

C. Dead end corridors are limited to 20’ in I-2 occupancies and 50’ in Business occupancies as long as the building is fully sprinkled.

D. Travel distance length limit in the occupied functioning portion of the building to an exit is unchanged; 200 feet maximum, as long as the building is fully sprinkled.

E. Travel distance length limit in the occupied functioning portion of the building to a smoke barrier door is unchanged; 200 feet maximum.

F. Travel distance length limit for an exit in a construction area is to comply with the travel distance permitted for the occupied building; 200’ maximum, as long as the building is fully sprinkled.

4. Construction areas are to be separated from the occupied areas in the facility by one hour rated partitions due to the following and other concerns:

A. The sprinkler system in the construction area may be out of service due to construction activities B. The existing building may not be fully sprinkled C. Smoke detectors in the construction area are typically covered due to dust setting the alarms off; thus, the detection system of the building is compromised.

5. The temporary one hour rated partition separating occupied portions of the building from the construction areas are to extend vertically from the floor to the structural deck above and horizontally from an exterior wall to an exterior wall or to an existing rated wall that extends to the exterior wall

6. Contractor shall verify with the AHJ (at the state and local level) and the Owner whether an occupied corridor can be split with a one hour rated partition during construction; 6’ hospital width and 2’ construction width.

7. A Fire Watch is defined as a short-term compensatory measure that will allow a facility to continue to operate under an increased, supervised level of fire safety when life safety components are temporarily compromised.

A. Note: When any exits are affected during construction, regardless of whether a fire watch is being performed, the AHJ may require a program where an assigned individual of the facility walks each entire exit path at least hourly to assure the safety of the building’s occupants. The Contractor is to obtain the approval of the local and state level AHJ for a Fire Watch prior to implementing a Fire Watch. Lacking direction from the AHJ as to whom provides the Fire Watch services the Contractor shall provide the Fire Watch services.

8. Contractor is to develop an Infection Control Risk Assessment (ICRA) plan in conjunction with the Owner or if the Owner is not available develop and submit the ICRA plan to the Owner for approval prior to beginning the work.
