About this file

This document is a construction specification and detailed drawing set for federal facility modifications involving the creation of a secure information assurance space and an NDI (Non-Destructive Inspection) room.

Secure Information Assurance Room (Rooms 143-144): The contractor must frame new metal stud walls from floor to second-floor deck and install 5/8" gypsum board with mud, tape, and texture matching existing finishes. Flooring requires VCT installation (AZrock Shale Gray #V-866) in the wing and new carpet (Shaw Contract Clear Tile Style #59564, Moonstone 62500). A credential window with impact-rated mesh-reinforced one-way window must be installed for identification processing. Security doors must be solid wood with external steel reinforcement preventing pin/bolt removal, with key locks on both outer and inner doors and remote unlocking capability from the console ensuring only one door opens at a time, failing locked with manual emergency override. The mantrap lighting operates via switch and occupancy sensor configured so occupants cannot turn off lights. Electrical work includes 20 AMP 120V receptacles at 16" above floor, 72" for wall-mounted TV, and 12" above counter height GFCI receptacles. Emergency lighting, fire alarm strobes, and communications infrastructure with ¾" EMT conduit and empty comm boxes must be installed. HVAC modifications include ductwork splitting and return grates with override capability. Above-ceiling spaces must be framed with double-layer 5/8" gypsum board to prevent inter-space access.

NDI Room: The contractor must install compressed air from the engine shop system to 125 PSI minimum with filters and regulators on the northwest wall, prime and paint walls (Sherwin-Williams SW1016 Silver Screen), install an eye wash station, remove the jockey pump and AFFF system components and cap all associated lines, demo and seal a ceiling ventilation fan, demo concrete for AFFF tank and pump pedestals ensuring a flush finished floor, install 6" closed-cell spray foam insulation to ceiling with fire suppression clearance, apply epoxy floor coating, patch CMU wall damage with fire-rated sealant, install a mini-split HVAC system with humidity control (maintaining 60% or less relative humidity) and exterior wall-mounted condenser, install an ERV system capable of 1.5 ACH with heat/cool and humidity capability, seal exterior wall vents for future retrofitting, and provide electrical infrastructure including 20 AMP GFCI receptacles at 18" from floor, 20 AMP dedicated home run GFCI, 480V 100 amp 3-phase receptacle, rotating warning light, and ¾" EMT conduit with pull string and communications box at 48" from finished floor. Project number DDPM262101 is referenced on drawings at scales 3/16"=1' and 1/4"=1' across two sheets.

Construct

Using metal studs, frame the new walls the full height from the floor to the second floor deck. Install 5/8 gypsum board to include all mud, tape, and texture to match existing finishes. Paint new partitions to match existing finishes. Install rubber cove base to match existing finishes. If paint does not match well on blended portions of wall, the entirety of the wall shall be painted until the seam can be hidden.

Install VCT match existing finishes in the wing. (AZrock, Shale Gray #V-866)

Install new carpet (Shaw Contract, Clear Tile Style# 59564, color Moonstone 62500).

Properly frame a penetration using metal studs. Install Credential window to allow for proper identification processing and handling within the mantrap. Above credential slot, install an impact rated, mesh reinforced 1 way window. Install trim around credential window if the credential window installed requires ii.

Remove sound deadening from walls, clean, texture and paint walls (Paint standard color is Sherwin-Williams SW1016 Silver Screen)

Install doors to match existing. All doors must be solid wood constructed and reinforced externally with a steel sheet cover to prevent removal of the door. They must protect to prevent removal each external pin, bolt, screw, or other fastening device. Each doorframe must be compatible with both the strength of the door and the adjoining wall construction.

Install doors to match existing in wing. Identified security measure not applicable to this door.

Install door alarm on door designated as emergency exit. The emergency exit door shall not have a handle or access from the hallway side and must only be able to be opened from the inside. Ensure door meets all sound proof requirements, and ensure replacement seal & door meet requirements.

Enclose space above drop ceiling. Using metal studs, properly frame the space above the false ceiling open the adjacent hallway to prevent access between the two spaces. Install double layer 5/8 gypsum board to include all mud and tape. Texture and paint are not required above drop ceiling.

Equip the outer and inner door to the standoff/entrapment area with a key lock on the exterior side of the door for emergency entry.

Install remote unlocking capability from the console for each mantrap door individually. Configure of the electronic locking doors must ensure only one door can open at any lime (to include remote unlocking from the consoles). In the event of failure, the locks must fail in the locked position and have a manual override for emergency egress. Manual override shall be mounted near the interior door of the mantrap to activate during egress. Install empty EMT conduit and empty comm box near location of remote unlocking function and electronically activated locks to enable future installation of a card entry system.

Remove and replace all cabinets, overhead cabinets, counters, and the sink in the new dimensions and configuration. Overhead cabinets will be installed above all identified lower cabinets, Cabinets must be approved by government.

Disassemble and dispose of the existing rack system and the attached studio lighting in the current studio (Rm 143). Repair any penetrations to drop ceiling.
