About this file
This document is a comprehensive roof inspection report for the CVG Center located at 77 Comair Blvd. in Hebron, Kentucky, prepared by Andrew Imbus on September 30, 2024. The inspection reveals a 53,530 square foot roof system consisting of Ballast EPDM and 2-Ply SBS roofing, which is approximately 16-25 years old and currently rated in fair condition requiring some immediate repairs. The roof has internal drainage, sufficient slope, and a lightning protection system. Multiple issues were documented, including de-granulating SBS roofs, blisters, wrinkles in the canopy roof, and loose base flashings in various locations.
The inspection recommendations include repairing blisters on the convex SBS roof, replacing the walkpad at the roof hatch, and addressing multiple areas of loose flashing. While no EPDM repairs were deemed immediately necessary, the report notes that the EPDM roofs are at the end of their expected lifespan and difficult to fully assess due to ballast covering. Additional observations include recently restored/painted HVAC units and historical staining around curtainwalls. The overall assessment suggests the roof is experiencing typical age-related deterioration and would benefit from targeted maintenance to prevent further degradation and potential water intrusion.

2.3 What is the current method of roof drainage?
Internal Drains
2.4 Is there sufficient slope for roof drainage
Yes No NA
2.5 Does the current roof have a lighting protection system?
Yes No NA
3. INSPECTION COMMENTS
3.1 What comments can be made about the roof covering?
The SBS roofs are starting to de-granulate and develop blisters. The front canopy roof is in very poor condition. It is difficult to discern the condition of the EPDM roofs because of the ballast covering, but they are at the end of their expected lifespan.
3.2 What comments can be made about the roof flashings?
Prepared by Andrew Imbus 3 Created with PlanGrid
Veral flashings on the SBS roof have been coated and that coating is starting to wear off. The flashings themselves look to be in good condition. At the EPDM roofs there are numerous areas where the flashings are peeling away from the parapets and curbs.
3.3 What comments can be made about the sheet metal flashings?
The sheet metal flashings are in very good condition. There are no issues observed with the sheet metal on the building.
3.4 What comments can be made about the roof penetration flashings?
There were no observable issues with roof penetration flashings.
3.5 Are there any issues noted with the HVAC units?
Yes No NA
Large HVAC units had recently been restored/painted.
3.6 Are there any issues noted with the building envelope, other than roofing?
Yes No NA
Staining around the curtainwalls has been observed in the past. It was reported that some window work has been done, so the stains may be older
4. ACTION ITEMS
4.1 What are the general recommendations for maintaining the roof? Do any repairs require immediate attention?
We recommend repairing the blisters on the convex SBS roof and replacing the walkpad at the roof hatch on that roof as well. No EPDM repairs are needed at this time.
