About this file

This document is an Addendum related to a Request for Information (RFI) for the City of Griffin BID # 25-005 One Griffin Center Interior Renovation project. The RFI covers various questions and clarifications regarding the scope of work, drawings, pricing forms, and other project details. The project involves the interior renovation of all 4 floors of the One Griffin Center building. The work must be completed in phases due to the building remaining open and operational during construction. Responses are provided to questions about conflicts between exhibits, drawings, and bid documents, as well as requests for additional information on items such as HVAC units, fire sprinklers, fire alarms, electrical equipment, and flooring requirements.

Regarding pricing, the bid documents indicate that the Price Submittal Form may not account for all items required to complete the project. The City states they will allow for over or under runs of quantities and compensate the contractor accordingly. There is also a request to extend the bid date past the Thanksgiving holiday. The project appears to be located in Taliaferro County, Georgia.

REQUEST FOR INFORMATION
Project:City of Griffin BID # 25-005 One Griffin Center Interior Renovation
Date:11/21/24
No.Sheet/Plan NumberScope or QuestionResponse
1Exhibit A vs DrawingsPhase Six mentions a fifth floor, the drawings only show work to be done on the first, third, and fourth floors. Can clairifcation be provided?
2Exhibit BThe Price Submittal Form does not account for all items that a GC will need to complete this project, such as superintendent labor, equipment, storage, etc. Do the totals of Phasing Price Submittal need to match the prices in the Bid Invitation, page 22? How does a GC need to acount for the remaining General Conditions pricing?
3Exhibit APhase Three states that coordination will be required for new HVAC unit into this space. Will the GC be responsible for purchasing or installing this new unit?
4DrawingsIs there any work, other than signage, to be performed in the stairways, if so what phase or phases should they be included in?
5DrawingsThe Drawings state to replace carpet, 6" base, and ceiling tiles and to paint walls, IN ALL SPACES, however, the quantities in Exhibit B do not align with these notes in the drawings. Do we need to price this project based on the drawings or quantities?
6Bid BondIs a Bid Bond required for this project?
7Phase One Raised PlatformWill the rasied platform in Phase One need the Tate Access Flooring Tiles that are spec'd in Phase Three or is the finish floor material to be plywood?
8Exhibit BIf the quantities are inaccurate in this form, will the City allow for an over or under run of these quantities and compensate the GC according to the actual material installed or work performed?
9Bid Date ExtensionCan the bid date for this project be extended until after the Thanksgiving holiday week?
10Fire SprinklerIs Phase three the only fire sprinkler work to be included on this project?
11Document ConflictsThere is contradicting information on Ex. A, Ex. B, and the drawings. Which information will govern?
12Fire AlarmIn order to price the fire alram devices, we will need the contact information for the fire alarm company currently servicing this building.
13Counter topsThe quantities shown in the drawings for counter tops do not match the pricing spreadsheet. Do we bid the quantity or the measurement from the drawings?
14ElectricalCan the make and model for the exit signs shown in Phases 4, 5, 6, and 10 be provided?
15ElectricalCan the make and model for the accent lights shown in Phase 9 be provided?
16ElectricalCan more information be provided for the "ELECTRICAL-MISC SUPPLIES NEEDED FOR PHASE" items shown in each phase? Each phase has a different quantity of this item and it is unclear what this is supposed to account for.
17Metal Deck heightWhat is the metal deck height above finished floor on each floor that the new walls will need to construct to?
18FlooringOn each phase there is a line item asking for 6” rubber base. The quantities provided are in Square feet and not Linear feet which would be the typical unit of measurement. Some phases show a different number of “SQFT” than what is being called out to receive Carpet and Some phases, the Quantities between the flooring and the base are the same. Q: How am I to interpret the quantities provided? (please keep in mind that 6” Cove base comes 100 lineal feet per carton)Googled formula to provide you for conversion. To convert square feet to linear feet, you can use the formula:

Linear feet = (Square footage x 12) / Width.. Flooring and base would equal same. It would be reasonable to error the quantity matching carpet.

19FlooringMost phases have a line item asking to provide a flexible self-leveling compound. But some of the quantities associated with this line item, do not match to amount of new flooring going back. Q: How am I to interpret the quantities provided? As discussed in pre-bid meeting, line item was added to correct spalling or levelling of areas if needed to accept new flooring.
20FlooringDoes the floor truly need to be leveled, or is the intent to smooth out the subfloor so that it is ready to accept new flooring? As discussed in pre-bid meeting, line item was added to correct spalling or levelling of areas if needed to accept new flooring. Not intended for entire floor use
21FlooringPhase 6 Does NOT ask for a self-leveling price. Should this line be added? As discussed in pre-bid meeting, phase 6 scope is limited to corridor and hallway. Replacing existing items with no wall demolition negating the need for self leveling line item.
