A. The project work areas have been identified and estimated quantities for asbestos abatement are included in the Bid Form. Sample locations and analytical results for ACM are included in the Phase II ESA.

B. The project work areas have been identified and estimated quantities for Lead-based paint (LBP) are included in the Bid Form. Sample locations and analytical results for LBP are included in the Phase II ESA.

1.02 DESCRIPTION OF WORK

A. The pre-renovation asbestos abatement will include asbestos abatement on the first and second floors of Cottage #5. All ACM and materials described on the Bid Form require abatement and disposal.

B. Soil contaminated with asbestos is present in the basement/crawlspace and must be removed. Soils will be removed until analytical results from collected soil samples indicate the remaining soils contain less than 0.25% asbestos.

C. If area air sample results do not meet applicable criteria, but all soil samples meet the cleanup criteria of less than 0.25% asbestos, the Owner will be consulted to determine if an additional 2-4 inches of soil will be removed from the entire crawlspace and/or if a Reinforced Concrete liner will be installed.

D. Install Reinforced Concrete Liner (RCR) in basement/crawlspace after soil cleanup and removal.

E. The pre-renovation LBP abatement will include removal and/or encapsulation on the first and second floors of the building. All surfaces with more than 1.0 mg/cm2, or 0.5% by weight are LBP and require abatement and disposal and/or encapsulation as described on the Bid Form.

1.03 STANDARDS

A. Comply with applicable codes and regulations of authorities having jurisdiction.

B. Notify Engineer of existing conditions differing from those indicated on the drawings.

Verify the existence and location of underground utilities along the route of proposed work. Omission of an existing utility location on the Drawings is not to be considered as nonexistence. Inclusion of existing utility locations on the Drawings is not to be considered as its definite location. Do not remove or alter existing utilities without prior written approval. The Contractor shall be solely responsible for any utility locations prior to any construction. Any utility locations shown on the Drawings are for information purposes only and have not been field verified.

If additional ACM or PACM is found, notify the Owner, other employers and employees about the location and quantity of the ACM or PACM within 24 hours of the discovery.

E. Where in the performance of the work, workers, supervisory personnel, subcontractors, or consultants may encounter, disturb, or otherwise function in the immediate vicinity of any identified ACM, take appropriate continuous measures as necessary to protect all building occupants from the risk of exposure to airborne asbestos. Such measures shall include the procedures and methods described herein, and compliance with regulations of applicable federal, state, and local agencies.

F. Work area clearance: Clearance air sampling by the Engineer’s air monitor after asbestos abatement work is described in Section 01711 Project Decontamination.
