Additional coordination is required with the alarm system company and may be required with Sedona Fire Department. Sedona FD and the alarm company shall be notified of work and out-of-service components. The construction time period shall be no more than 60 days.
1.2 DESCRIPTION OF WORK
A. System Diagnosis/Assessment
1. Contractor will diagnose the existing fire sprinkler system and determine which components need to be repaired or replaced to bring the system into full compliance and proper operating condition in conjunction with the fire alarm system. The evaluation shall include a water hammer analysis. This may require the municipal water system to be evaluated for source and magnitude of potential water hammers, i.e. pumps, valves, hydrants. The evaluation will include a report, construction and permitting requirements, and drawings, if needed, on existing deficiencies and recommendations for mitigating the water hammer and on repairing and/or replacing the system and its components. All existing tamper, pressure, and flow switches shall function correctly with the alarm system whether they are replaced.
2. Fire sprinkler specifications, potential system layout, operation/maintenance manuals and warranty information shall be provided to Contracting Officer (CO). The Contracting Officer’s Representative (COR) will review this information to confirm the systems meet the requirements and specifications prior to award of optional items.
B. Installation of Recommendations
1. Work may include the demolition of the existing sheet rock and defective fire sprinkler piping and other bad components in the fire sprinkler system.
2. The work may require a scissor lift for sprinkler head access, installation of a new access panel(s) in the ceiling, installation of new fire sprinkler piping, new sprinkler heads, new pressure gauges, new alarms, new valves, new couplings, new system ball drip, any new auxiliary drains, resetting valves, installation of a pressure relief valve, and placing the system back in service. All existing tamper, pressure, and flow switches shall function correctly with the alarm system whether they are replaced.
3. Additional work may include repairing or replacing the existing fire supply line, if necessary, to mitigate the water hammer and/or other documented issues.
4. This may require drywall patching and repair depending on the locations. This may include ceiling tile or panel work.
