About this file

This document is a Request for Information (RFI) from Cal Wadsworth Construction regarding fire service supply line sizing for the Red Rock Rangers Station project. The RFI, numbered 00024 and dated January 11, 2007, addresses concerns raised by fire sprinkler contractors regarding the adequacy of a 4-inch fire riser supply line to the Office Building.

The contractor proposes installing a complete dry pipe fire sprinkler system only in the Office Building as a no-cost change, citing NFPA Standards 13-77 requirements for areas subject to freezing temperatures where reliable 40-degree Fahrenheit maintenance cannot be achieved. The contractor argues that the tent insulation detail specified for protecting wet pipe in the attic is not a reliable freezing protection method and that cost savings from eliminating black pipe for the wet system would offset additional costs for galvanized pipe and dry pendants. The project manager approved the dry pipe system proposal and agreed to address the undersized supply line issue through a separate Architect/Engineer Supplemental Instruction (ASI) to request a proposal for upsizing the line from 4 inches to whatever size is necessary.

PROJECT: Red Rock Rangers Station JOB: 0605 TITLE: Fire Service Supply Line Size DATE: 1/11/2007

It has come to my attention, after speaking with two separate fire sprinkler contractors (Aten's Automatic Sprinkler, Inc and Complete Fire Protection), that the 4" fire riser supply line to Office Building is not adequate for the demand of the sprinkler system in this building. It would be in the best interest of the project if this was addressed now rather than having it become apparent after the line is installed and we discover that the calcs don't add up. The reasoning for this is mainly based on the pitch of the roof and the additional requirements of the dry pipe system in this building. In addition to this the specification calls for both a dry pipe and a wet pipe system in this building. Sheet FP 2.1 has a "tent insulation detail" on it that is meant to protect the wet pipe in the attic space from freezing. 2002 NFPA Standards 13-77 "Installation Requirements" 8.15.3.1.1 States "...where portions of the systems are subject to freezing and temperatures cannot reliably be maintained at or above 40 degrees F (4 degrees C), sprinklers shall be installed as a dry pipe or preaction system." It is our opinion that the blanket detail is not a "reliable" method of maintaining a 40 degree temperature. Therefore we propose to install a complete dry pipe system only in the Office Buildin. The cost savings in not using the black pipe for the wet system will offset the additional cost of the galvinized pipe and dry pendants, thus this would be a no cost change.

Thank You.

Contractor request to install a complete dry pipe fire sprinkler system only in the Office Building as a no-cost change is hereby approved. Please comply with all contract requirement regarding system design, submittals, installation, etc. for this dry pipe system.

Regarding the undersized fire riser supply line for the Office Building: I agree that this issue should be addressed now, and am willing to handle this as a contract change. Please inform me as to what size supply line is necessary, and I will then initiate an ASI to request a proposal from you to change the size of this line from 4" to whatever is necessary. Thanks.
