About this file
This is a bid set and specifications document for Mt. San Antonio College's Building 4 Mail Services Remodel project located at 1100 N. Grand Avenue, Walnut, California 91789. The project involves the remodel of approximately 1,200 square feet of existing space, including demolition of interior walls, post boxes, ceiling, and flooring, along with installation of new room design with doors, ceiling grid and panels, lighting, flooring, paint, and modifications to electrical, mechanical, and fire sprinkler systems as required by the new floor plan. The project is currently in the prequalification phase only; contractors must complete the prequalification process and receive a Prequalification Approval Letter before being eligible to submit bids during the subsequent formal bidding phase. The specifications reference the 2025 California Building Standards Administrative Code, Title 24 C.C.R., and applicable codes including the 2025 California Building Code, Electrical Code, Mechanical Code, Plumbing Code, Energy Code, Fire Code, Existing Building Code, and Green Building Standards Code. The bid set includes detailed construction documents covering architectural, mechanical, electrical, and specialties divisions with comprehensive specifications for materials, finishes, and installation requirements.
Pricing terms, set asides, contract duration, and specific award dates are not detailed in the specifications provided. The document emphasizes that contractors must comply with all applicable California Building Standards and codes, provide shop drawings and submittals for all products and materials, and coordinate work across multiple trades to avoid conflicts. Contractors are responsible for selective demolition in a manner that does not disrupt District operations, hazardous materials identification and reporting, proper disposal of demolished materials, and protection of existing items designated to remain. The specifications require use of specific manufacturers and materials including Armstrong acoustic ceiling systems, Sherwin Williams paint, Johnsonite resilient base, and various electrical equipment meeting UL standards. Energy Code acceptance testing must be performed by certified technicians for lighting controls and mechanical systems before project completion. As-built drawings with accurate device and equipment locations must be provided to the architect upon project completion.
