About this file

This is a Scope of Work document for comprehensive cleaning services at the Kelso Depot, the flagship visitor center for Mojave National Preserve located in California. The objective is to prepare the approximately 11,500 square-foot facility for reopening after five years of closure due to HVAC failure, addressing accumulated dust, dirt, and rodent contamination to ensure visitor and employee health and safety. The project excludes three rooms containing historic exhibits (two on the top floor, one on the ground floor) that will be cleaned by NPS staff according to museum guidelines.

Cleaning requirements encompass steam cleaning and shampooing all carpeted areas; mopping all hard floor surfaces (including foam basement squares) with sanitizing, anti-viral floor cleaners without prior sweeping due to hantavirus concerns; moving and cleaning movable furniture underneath and behind with non-caustic, anti-viral sanitizers; cleaning affixed items inside and outside; wet cleaning historic wood sash windows and frames with non-caustic cleaners; opening and sanitizing all drawers; and sun-sanitizing items (minimum two hours) with monitoring. The work spans three floors: the top floor includes five small offices, mailroom, lunchroom, large office with books, foyer/locker room, two employee restrooms, closets, elevator landing, storage room, five exhibit areas, walk-in closet with bookstore fixtures, two map/reading rooms, and hallway; the ground floor contains ticket office, baggage room, hallway, large bookstore room, four exhibit rooms, elevator landing, storage room, main lobby with historic desk and diner counter, industrial kitchen with large refrigerator/freezer, back door entryway, and auditorium with approximately 26 upholstered chairs requiring steam cleaning; the basement includes weight room with workout equipment, former billiard room, elevator landing and hallway, storage room, stair landing/hallway, bathroom foyer, maintenance storage closet, janitor's closet, women's and men's public restrooms with multiple sinks and toilets, service hallway, and large storage room with safes and shelving. The stairway spanning basement to second floor features decorative woodwork and wood railing requiring non-caustic cleaning, with wood floor landings and textured vinyl treads.

Scope of Work – Kelso Depot Cleaning in preparation for reopening

Mojave National Preserve cleaning services for the depot after years of closure

Objective

To enhance the park visitor experience, and address health and safety issues of visitors, park employees and partners.

Project details

The Kelso Depot is the flagship visitor center for Mojave National Preserve but has been closed for most of the last five years due to HVAC failure. A new HVAC system has been installed but is not yet operational.

However, the depot is also not ready to open yet due to a lack of cleanliness. Years of dust and dirt have accumulated, and rodents have left behind significant amounts of urine and feces.

Although recent testing of rodents did not find any evidence of hantavirus, the risk remains, and the building must be cleaned accordingly. At approximately 11,500 square feet total, this is a task beyond the ability of park staff to complete in a timely manner. For this cleaning purpose recommend the wearing of N95 masks and they may want to wear some type of respirator protection.

Areas in need of cleaning under contract:

Most areas of the building would be included, except for three rooms housing historic exhibits.

These three rooms, two on the top floor and one on the ground floor, are locked and will be cleaned by NPS staff according to museum guidelines.

Cleaning Requirements

All carpeted areas will need to be steam cleaned and/or shampooed.

All hard floor surfaces (to include the foam squares in the basement) will need to be mopped with a sanitizing (anti-viral)floor cleaner. Flooring cannot be “swept” before mopping due to

Hantavirus concerns so these areas may require more than one mopping to be fully clean.

Movable furniture, found in several rooms, shall have the furniture moved and cleaned under and behind with a sanitizing cleaner (anti-viral); non-caustic where noted.

Affixed items shall be cleaned inside and outside with a sanitizing cleaner (anti-viral); non-caustic cleaners where noted.

Historic wood sash windows & frames themselves (large quantity) will need to be “wet cleaned” with a non-caustic cleaner. They are not airtight and large amounts of dirt/dust have accumulated on the wood.

Drawers will be opened and cleaned of any rodent droppings or urine with a sanitizing cleaner

(anti-viral); non-caustic where noted. Items in the drawers and on shelves need to be placed outside in the sun for sanitization purposes.

Sun sanitization will be for a minimum of two (2) hours. Items being placed outside will need to be monitored to ensure they don’t blow away or visitors don’t take them.

Top floor:

The top floor consists of the following rooms/spaces that would need to be cleaned.

• 5 small offices with furniture. All movable furniture would need to be moved around to clean under and behind.
