About this file
This document is a set of specifications and requirements for the Water Street Restaurant Renovation project in Yorktown, Virginia. The project involves the renovation of the existing Riverwalk Restaurant and Water Street Grille to combine the two spaces into one restaurant. The work includes demolition, removal and storage of equipment, exterior entrances, porches, masonry, siding, windows, roofing, railings, interior renovations, plumbing, electrical, mechanical, fire protection, restrooms, kitchens, bars, finishes, and painting. The project will be constructed in two phases, with Phase 1 focusing on site preparation and exterior porch construction, and Phase 2 performing the remaining interior work. The owner, the Economic Development Authority of County of York, has pre-purchased some equipment including a generator, HVAC units, and kitchen equipment that the contractor will be responsible for receiving, storing, and installing.
The project will be bid as a single prime contract. Unit prices are requested for additional work items such as removal and replacement of soil, slab, pavers, roofing, and insulation. Several bid alternates are included to allow the owner to adjust the scope, such as deducting the fountain plaza, aquarium installation, window replacement, banquet porch, motorized shades, and modifications to the existing sprinkler system. The contractor will be required to coordinate with the owner's separate contracts for audio/visual, security, signage, aquarium, and furniture installation.
