About this file

The file is an Excel workbook containing comprehensive Facility Condition Assessment (FCA) appendices and templates for the National Park Service, specifically for Custer State Park in South Dakota. The document provides detailed spreadsheet templates for Appendix A (Real Property List), Appendix C (Deficiencies and Maintenance Requirements), Appendix D (Asset Inventory), and Appendix E2 (Reproduction Depreciated Analysis), which are designed to systematically document and evaluate the condition of park facilities. The templates require contractors to validate existing facility inventories, assess current conditions, quantify deferred maintenance, and conduct a 20-year component renewal life-cycle analysis with associated replacement cost estimates. Each appendix follows specific formatting and data entry guidelines, with instructions for populating fields such as location codes, work breakdown structures, asset descriptions, installation dates, remaining life, and replacement values.

The workbook includes comprehensive instructions for data entry and validation, emphasizing the use of standardized measurement methods like UNIFORMAT II Level 3 and requiring precise documentation of facility components across various categories including substructure, shell, interiors, services, equipment, and sitework. The templates are structured to capture detailed information about each asset, including GPS coordinates, historical significance, accessibility assessments, and specific maintenance requirements. Contractors must use specific dropdown menus, follow strict formatting guidelines, and ensure accuracy in reporting asset conditions, with particular attention to work breakdown structures, units of measure, and cost estimation. The document serves as a critical tool for the National Park Service to comprehensively assess and plan for the maintenance and replacement of facilities within Custer State Park's concession areas.
