About this file
The file is an Excel workbook titled "Attachment Appendices for CA RFP" associated with a Facility Condition Assessment (FCA) for the National Park Service Commercial Services Program, specifically for Custer State Park's concession facilities in South Dakota. The workbook contains multiple appendices including a Real Property List (Appendix A), Deficiencies and Maintenance Requirements (Appendix C), Asset Inventory and Life Cycle Analysis (Appendix D), and Reproduction Depreciation Analysis (Appendix E2). The document provides detailed templates and instructions for contractors to comprehensively assess and document the condition of park facilities, with specific guidance on inventorying assets, quantifying deficiencies, estimating maintenance costs, and performing lifecycle analyses across various facility types including lodges, cabins, dormitories, stores, and infrastructure.
The appendices are designed to standardize data collection using UNIFORMAT II Level 3 classification and require contractors to validate existing facility inventories, assess current conditions, and develop 20-year component renewal cost estimates. The documentation covers 72,000 acres of Custer State Park, focusing on four primary developed areas: Creekside/State Game Lodge, Bluebell, Legion Lake, and Sylvan Lake. Each appendix provides specific instructions for populating data fields, including guidance on formatting, data validation, and calculation methodologies. The comprehensive assessment will include detailed evaluations of structural, mechanical, electrical, and architectural components, with requirements for GPS coordinates, photographic documentation, and precise cost estimations using standardized measurement techniques.
