Statement of Work (SOW)

Tririga Project Number: GHLN25-0180

Project Title: Replace Overhead Doors Bldg. 930

17 March 2025

1. GENERAL REQUIREMENTS:

1.1. Conduct all work in accordance with the SOW and Specifications herein, all applicable codes, manufacturer’s recommendations, and the construction drawings and details.

1.2. The Contractor shall follow all Green Procurement mandates and submittal requirements.

The government requires the use of recycled and recovered materials, bio-based products, energy and water saving products, and environmentally preferable products. Energy Star, FEMP-designated, or EPA Water Sense labeled equipment, appliances, and fixtures are mandated in all cases unless specifically directed otherwise.

1.3. Dispose of all waste generated by this project according to all applicable regulations.

1.4. The Contractor is responsible to verify site conditions, measurements, quantities, and materials needed to complete this project prior to submitting a proposal, ordering materials, and starting work activities. All materials including those concealed or covered shall be new and of the most suitable and highest grade and type for the intended use unless otherwise indicated.

1.5. Install all materials in strict accordance with the manufacturer's printed instructions and details: rigid, secure, plumb, level, aligned, square and straight with suitable fastening devices.

1.6. The term “provides” means provide (or furnish) and install.

1.7. The term "replace" means remove existing material or items and furnish and install a similar new material as required to match existing adjacent material or items.

1.8. Any change in conditions or modification with this project, must be presented to the Contracting Office and approved by the Project Manager prior to changes. After the changes have been agreed upon, the contractors shall complete a FIELD CHANGE REPORT, processed through the contracting office. It will reflect whether additional costs will be incurred by the Government. It will also have all agreeing party’s signatures.

1.9. The building will remain in use during construction. Coordination with the Project Manager will be required in order to keep the occupant informed and maintain access to and from the facility. Maintain safe pedestrian routes. Contractor to provide red tape and signage to protect building occupants.

1.10. See AF Form 66 for required submittals. This may not be a totally inclusive list. When doubt exists on a product, submit it. Other submittals required per specifications may apply.

1.11. All facility work must comply with the latest edition of the International Building Code

(IBC).

1.12. If any excavation or ground penetration is necessary, request and obtain 100% approval on a Dig Permit (AF Form 103) prior to any digging, trenching, or below grade construction work. The Contractor must maintain utility marking throughout the project. Contractor is responsible for extending/updating dig permit until digging, trenching, or below grade construction work is completed.

1.13. If any welding, cutting, grinding, brazing, torch, open flame, or spark generating equipment is utilized, the contractor shall obtain a “hot work” permit from the 90 CES/CEF Fire Department prior to commencing any such work. Contractor is responsible for extending/updating “hot work” permit until such work is completed.

2. PROJECT SCOPE:

2.1 The contractor shall provide all labor; materials, equipment, transportation, and supervision necessary to replace 6 ea shop doors at Building 930. The work includes but is not limited to the following items of work: Demolish/dispose of 6 existing overhead doors, operators, pushbutton controls, and associated components, replace demolished doors with new coil up doors, operators, pushbuttons controls, and associated components.

2.2 Environmental Requirements:

See attached 130005_Environmental_Specifications_Jan2023.

Asbestos: If potentially hazardous materials such as asbestos are encountered, provide sampling and laboratory test results to Project Manager for approval. Samples should be taken by a properly trained and accredited asbestos professional (inspector). In the event that asbestos materials are discovered, the government will seek additional funding for abatement.

An advance 10-day Notification to WY DEQ/AQD will be required prior to any abatement work being accomplished. Any asbestos waste generated must be disposed of properly and be manifested through 90 CES/CEI at building 321.

Lead: Some surfaces and materials may contain lead. When materials containing lead are disturbed or removed comply with all applicable RPA, OSHA, State and Federal laws and regulations.

Mold Remediation: Some surfaces may contain mold. When surfaces containing mold are present the effective way to clean mold is to use detergent solutions which physically remove mold. Use a commercially available detergent marketed for mold cleanup that include an EPA-approved antifungal agent.

The use of hazardous materials shall be approved by the Contracting Officer prior to use.

2.3 Security Requirements:

There are no OPSEC requirements for this project.

2.4 Safety Requirements:

The safety requirements will be the same throughout. Follow the Accident Prevention Plan (APP) and Activity Hazard Analysis (AHA) the Contractor has created for the entirety of the project.

2.5 Licenses and Permits:

Follow Local, State, and Federal rules and regulations relating to licenses and permits required throughout the entirety of the project.

3. WORK SCHEDULE:

Site work hours shall be from 7:00 AM to 4:30 PM. Workdays are Monday through Friday except federal holidays, AF Family Days, Down Days, and Base Closures. Coordinate with the Project Manager and the onsite facility manager on specific building hours.

4. PERFORMANCE PERIOD:

Work start date shall be coordinated with the user and Contracting Office. The performance period for this project will be 160 calendar days.

Access will be open for the contractor. Coordination is required with the Project manager to ensure building occupants are clear of the desired work area.

6. SITE MAINTENANCE AND CLEAN-UP:

All work areas will be cleaned of debris on a daily basis. Leave facility and work areas in a clean condition ready for use. All work shall be left free of blemishes and defects. Construction marks are not acceptable on any exposed finished surface. Pre-drill holes as necessary. Protect the existing facility, sidewalks, and landscaping from damage due to equipment or personnel.

Promptly remedy all damage or loss thereto.

7. SPECIFICATIONS OF WORK:

Principle features of work: Refer to drawings and attachments/schedules. The project will include, but not be limited to the following items of work. This scope is a general overview of intended work.

01 General Requirements

1) Clean up of the area daily. Final cleanup of area before final inspection.

2) Equipment rental including aerial lift, scissor lift, forklift rental.

3) Provide temporary restroom facilities.

4) Provide dumpsters for construction debris and demolished materials.

02 Existing Conditions

1) Demolition and disposal of 6 existing overhead doors, operators, pushbutton controls, and all associated equipment.

08 Openings

1) 5 ea new doors to be Raynor Duracoil Insulated Coiling Doors: 20ft wide by 14ft height, Grey

Finish, Windlocks every 4th slat, and 15K Cycle springs or approved equal. Contractor to verify mounting substrate prior to ordering materials.

2) 1 ea new door to be wash rack rated Raynor Duracoil Insulated Coiling Doors: 20ft wide by 14ft height, Grey Finish, Windlocks every 4th slat, and 15K Cycle springs or approved equal.

Contractor to verify mounting substrate prior to ordering materials.

3) Provide doors designed for hand chain and electric motor operation.

4) Provide 5 ea new pushbutton door controls for each door and mounting. Provide 1 ea

NEMA 4 pushbutton door control and mounting. Location for door controls will be the same as previous controls.

5) Provide 5 ea door operators to be Raynor Control Optima Hoist NEMA 1 jackshaft operator and 1 ea NEMA 4 jackshaft operator for carwash or approved equal:

5. WORK AREA ACCESS:

a. Type: Jackshaft with manual chain hoist.

b. Electrical Requirements: 460 volt three phase.

c. Duty Cycle: 30 cycles/hour

d. Control wiring shall include three button momentary contact "open-close-stop".

6) Provide door safety devices per manufacturer i.e. safety photo eyes and/or down pressure.

7) Provide 4”x1” vision lites 5 slats, 28 per slat on 5ea NEMA 1 coiling doors.

8) Doors must have a minimum wind load of 40 PSF.

9) Ensure doors are properly sealed around the perimeter to prevent weather and wildlife from entering the shop. At installation completion no daylight should be visible around the perimeter of the door with the contraction paying close attention to the top jam.

10) Door Curtain as follows:

a. Material: Interlocking steel slats, roll-formed from commercial quality hot-dipped galvanized (G-90) steel in compliance with ASTM A-653 with a baked on finish coat of tan polyester paint. Bottom bar angles shall be galvanized or have a coat of primer.

b. Door shall be provided with 22 gauge metal thickness.

c. Slat type: The curtain slat configuration shall consists of Flat Slat (Grey Color).

d. Insulation: insulated.

e. Back cover: Galvanized steel 24 gauge minimum thickness.

f. Mounting: Interior Face Mounting

g. Color and Finish: One finish coat of ArmorBriteTM Powdercoat in grey color applied over one coat of white epoxy primer.

h. Endlocks: Lateral movement of the slats to be contained by means of zinc-plated malleable endlocks fastened with two zinc-plated steel rivets.

i. Bottom Bar and Seal: Two roll-formed galvanized steel angles, minimum 1-1/2 inches by 1-1/2 inches by 1/8 inch (38.1 mm x 38.1 mm x 3.2 mm) with single-contact type bottom astragal. Structural angle bottom bar to receive one coat of rust-inhibitive primer.

11) Guides as follows:

a. Guide Assemblies: To consist of three structural steel angles, minimum 3 inches by 2 inches by 3/16 inch (76 mm by 51 mm by 4.8 mm) and fitted with removable curtain stops. Steel guides to be provided with one coat of rust-inhibitive primer and one overcoat- color black.

b. Jamb construction: Steel Jamb with self-tapping fasteners

d. Weather seal: Snap on vinyl seal.

12) Counterbalance System:

a. Headplates: 3/16 inch (4.8 mm) steel plate, attached to wall angle of guide assembly with 1/2 inch (12.7 mm) diameter class 5 case hardened bolts. Inside of drive bracket fitted with sealed ball bearing. Provide head plates with one coat of rust-inhibitive primer

b. Barrel: Minimum 4-1/2 inches (114.3 mm) O.D. and 0.120 inch (3.1 mm) wall thickness structural steel pipe. Deflection of pipe under full load shall not exceed

0.03 inch (0.8 mm) per foot of span.

c. Counterbalance: Provide torsion counterbalance mechanism as follows: Torsion springs: oil-tempered, helical torsion springs, grease packed and mounted on a continuous steel torsion shaft. Springs shall be compression spring design to facilitate any maintenance.

13) Enclosures:

a. Hood: Round Hood: shall be 24 gauge hot-dipped galvanized steel with rolled edges to provide rigidity. Hood shall have a finish coat of Tan polyester paint.

Electrical

1) Demolish and dispose of wires, connections, operators, and pushbutton controls for existing overhead doors.

2) Electrical connections, conduit, and wiring for new operators, pushbutton controls, and service for powered door operators. Electrical panel has existing spare breakers. Contractor to tie into electrical panel and route to operator location. Routing locations for conduit to be field coordinated. Breaker size and wire dependent on contractor’s proposed overhead door manufacturer requirements.
