About this file
This is a Statement of Work (SOW) for façade and tuck-pointing repairs at Building 752, Minneapolis Air Reserve Station. The project number is QJKL 25-0012, dated July 7, 2026.
The scope of work includes sustaining the façade and tuck-pointing of facebrick, replacing all seals around windows, doors, conduit penetrations and faceplates, providing landscape rock and steel edger installation, lifting and repairing the existing entryway concrete and curb edge, and cleaning up all masonry work upon completion. The background indicates deteriorating seal joints allow water infiltration into the air cavity behind the brick, which freezes in cold temperatures and pushes bricks outward. Additionally, the main entrance stoop has settled approximately two inches below the building foundation due to improper soil grading, creating a trip hazard. The contractor must verify existing site conditions, protect non-work areas, provide quarterly construction and demolition/debris reports to 934 CE/CEV for recycled materials tracking, and maintain clean traffic lanes and parking areas. The period of performance shall not exceed 120 calendar days from the notice to proceed. The contractor must submit a construction schedule breaking out key work features, sequence of procedures, means of access, and storage/equipment space. The contractor is responsible for quality control, field measurements to verify existing conditions, utility verification, obtaining base passes for employees, and conducting pre-final and final inspections. Deliverables include AF Forms 3064 and 3065 (progress schedules and reports), AF Form 3000 (material approval), DD Form 1354 (transfer and acceptance of military real property), hazardous material tracking, and warranty documentation. Five percent of contract value may be withheld pending submission of As-Built Drawings, GIS Data, O&M Manuals, and Training Materials. Normal working hours are 7:00 AM to 3:30 PM, Monday through Friday, excluding 11 federally observed holidays listed in the document.

2.0 SCOPE OF WORK
The performed tasks shall be based on the project description, other data furnished in this Statement of Work (SOW), and information covered during the Pre-Construction (Pre-CON) meeting. b) Replace all seals around windows, doors and conduit penetrations and faceplates.
c) Provide Landscape rock and steel edger
d) Lift existing entryway concrete and repair curb edge.
e) Cleanup all masonry work after completion.

Also, a lack of protection during the grass maintenance, bricks on corners are damaged by mower operators. The main entrance stoop sunk about two inches below the building foundation that is now became a trip hazard. This is due to improper soil grading that the water runs towards the building foundation and washes away the soil underneath the stoop.
