LEED Briefing Paper

Impact on Contractor in constructing this LEED certified building The Chattooga River District Office has been designed as a Silver Level LEED Certified Building. Contractors are NOT required to be LEED certified; full compliance with the plans and specifications will achieve the desired certification. The Forest Service will prepare the certification submittals required by the U.S. Green Building Council.

The construction of a LEED building follows the same good standard practices of construction as any other building, with additional requirements to plan, follow, and document efforts in waste management and indoor air quality.

Construction Waste Management: Construction procedures and measurement of diverted waste are specified in Section 01732.

Contractor shall develop and follow a Waste Management Plan to implement the requirements, and submit periodic Waste Disposal Reports, including documentation of what items were recycled and what were not, and the method of disposal.

The contract requires 75% (by weight) of waste material, not including stumps and grubbing, to be kept out of landfill by recycling or reuse. Timber sale slash and other woody slash are required to be chipped and placed on site at locations designated by the COR.

Indoor Air Quality: Contractor shall develop and follow an Indoor Air Quality (IAQ) Management Plan as specified in Section 15900.

From Section 15900: “It is specifically called to the attention of the General Contractor and All Trades that successful implementation of this LEED credit is the responsibility of the general contractor and requires planning, management, daily control, and documentation by the general contractor and full participation and compliance of all trades and their suppliers.”

Materials and Systems:

Low-Emitting products have been specified for:

Materials, Adhesives and sealants, Paints and coatings, Carpet systems, Composite wood products.

Controllable systems have been specified for:

Lighting

Temperature and Ventilation

Energy efficient products have been specified for:

Water-using fixtures

Roof system

The products specified in this contract have been selected to meet LEED requirements. Product submittals will generally require the manufacturer’s data or statement of compliance. If the contractor uses the specified products, and complies with submittal requirements, no additional involvement is needed for LEED compliance. If a request for alternate is submitted, the submittal must demonstrate that the product meets the LEED criteria.
