About this file
Addendum No. One for Invitation for Bid (IFB) 2024-W-003 is issued by Pueblo Water and Maintenance Department (PWMD) for a TP1 Roof Replacement project in Colorado Springs, Colorado, dated April 25, 2024. The addendum addresses five clarifying questions from potential bidders regarding the roof replacement project, including details about lightning rod reinstallation, security camera handling, core sampling, and material substitution requests. The document confirms that the roofing contractor is not responsible for camera mounting or downtime, and that Mule-Hide Products appear acceptable for the project, subject to meeting specific manufacturer certification requirements.
The addendum requires bidders to permanently affix this document to their contract documents and specifications, with a acknowledgment form to be completed. The roof replacement project involves comprehensive roofing system work, including demolition of existing modified bitumen roofing, installation of a new TPO mechanically attached roofing system, and associated electrical and lightning protection system work. The project requires a licensed electrician, careful coordination with the PWMD Project Manager, and compliance with local building codes. The contractor will be expected to provide a 5-year workmanship warranty and a 20-year No Dollar Limit (NDL) Manufacturer's warranty covering materials and labor.

ADDENDUM NO. ONE
IFB 2024-W-003
TP1 Roof Replacement
APRIL 25, 2024
Questions that have been asked about this project and the PWMD responses are noted below:
QUESTION #1:
Do you work with a Lightning Rod company? They must be certified when reinstalled.
RESPONSE #1:
We do not work with a specific Lightning Rod company. I know there are several in Colorado Springs. Mr. Lightning, Lightning Defenders, Spectrum Lightning, Triton Lightning, to name a few.
QUESTION #2:
How do you want camera mounted after roof is installed?
RESPONSE #2:
The security cameras will be removed and remounted by others. Roofers do not have to do anything with them.
QUESTION #3:
Can camera be down during roofing? If so, for how long?
RESPONSE #3:
The down time of the cameras are not an issue that the roofers need to be concerned about.
QUESTION #4:
Do you have a core sample for upper east section? Concrete deck area 1.
RESPONSE #4:
We do not have a core sample.
QUESTION #5:
Is Mule-Hide Products okay to use?
RESPONSE #5:
It appears the substitution request meets the material requirements for the membrane on the project. The Contractor/Manufacturer will need to provide information demonstrating the ability to comply with each of the Manufacturer Certifications (Spec Section 1.03 Sub-Section B). The manufacturer should also confirm that the EPS (Fluet- Filler) Insulation, HD Cover board and U-Anchor 200-TPO attachment points will all be included in the Manufacturer’s NDL Warranty.
This Addendum to the above referenced project shall become a part of the Contract Documents and shall be binding in all respects.
Information contained in this Addendum shall supersede any information presented in the Contract Documents.
The bidders shall permanently affix this Addendum to the Contract Documents and Specifications so it will be turned in with the bid.
The undersigned bidder acknowledges receipt of this Addendum No. One.
