About this file

This document is Addendum No. 03B for the ASU Residence at Rex Plumbing Renovations project, issued by Davis Partnership Architects on March 11, 2024, for Adams State University. The addendum provides updates to the permit set for Bid Packages A, B, and C, which cover a comprehensive plumbing renovation of a four-story residential building. The project is scheduled to run from April 1, 2024, through July 31, 2024, with a construction approach that begins work on the fourth floor and progresses downward, following a specific sequence of trades. The addendum includes an updated construction schedule (Attachment A) and responses to bidder questions (Attachment B), and makes a specific revision to the Storage Buffer Tank Schedule on Drawing P-701.

The addendum addresses several key aspects of the project, including the demolition and renovation of plumbing systems, with specific attention to shower replacements in four units (205, 204, 304, and 404/405). The university is open to alternative shower valve locations and expects contractors to carefully remove and store salvageable materials. Subcontractors are advised to provide unit costs for potential unknown expenses related to equipment replacement. The project has already undergone review by a third-party Authority Having Jurisdiction (AHJ), and permits have been addressed through a Notice of Compliance. The bidding process remains open, with the owner willing to entertain additional questions via email, which will be distributed to all bidders through future addenda.

Addendum #3B - Attachment A

Adams State University – Res. At Rex Plumbing Renovation Attachment B

Addendum #3B - Pre-bid Questions and Responses March 11, 2024

1. Do you think that the plumbers could get in to start work a couple of days after the demo has been started?

Adams State University has provided an updated general schedule for construction and a sequence strategy for the project, (please refer to ‘Attachment A – Rex Residences

Domestic Plumbing’ of this Addendum). The schedule allows for a more aggressive overlapping of trades based on a sequence of work that begins on the fourth floor working down.

2. We would like to do our own demo on the plumbing in the ceiling because if we have to re-use the parts they could get damaged. They sometimes do not know how to take them out. That would cost you more money at that point.

Plumbing demolition is intended to be accomplished by the plumbing trade as part of Bid

Package B – refer to plumbing demolition drawings. Selective demolition in Bid Package A clears the way for plumbing demolition scope to occur.

3. Does everything have to be brought up to code?

Yes, all new work must comply with the codes listed on sheet G-001 which has been included in all bid packages A, B, and C.

4. Does the state inspector have to be called in for inspection?

Yes. Adams State will arrange based on notifications given by each trade.

5. Do we have to pull a state permits for the job or will your inspector be responsible?

The project was reviewed by the University’s third-party AHJ in 2023. The permits are taken care of through the Notice of Compliance issued by the State Code Reviewer AEC-

West. ASU already has this notice in place from the initial bid process.

6. Some of the showers have to be taken completely out and replaced. Will you tell us how many?

All showers are currently ADA showers. Not all showers are going to be removed during construction. The showers that are being removed during construction, we would like to remove and reinstall after new construction is performed. "IF" a shower does get damaged during demolition, then we will have to install a new shower. Subcontractors can supply the

University with a unit cost to the showers as well as other items that they think might be damaged. Plumbing contractors will be doing the demo in their scope.

The architect identifies four, (4) locations where existing shower enclosures require removal. These locations are as follows:

• Unit 205, Bathroom 205M (Unit Type E – non-ADA): Access questionable; (E) plumbing is on a double wythe wall composed of CMU and metal studs/drywall.

Shower Type: “Roll-in,” no seat, includes grab bars.

• Unit 204, room 204B (Unit Type RA; ADA Compliant): (E) Plumbing is on the exterior wall.

Shower Type SH-2: “Roll-in,” no seat, includes grab bars.

• Unit 304, room 304B (Unit Type RA; ADA Compliant): (E) Plumbing is on the exterior wall.

• Unit 404, room 405F OR Unit 405, room 404F (Unit Type A; ADA Compliant): Demo. of one of these shower enclosures allows access to its plumbing as well as to the adjacent shower on the opposite side of the suite demising wall.

7. In regards to the showers you will need a lead time of about 5 weeks to get them shipped into the job site.

Acknowledged.

8. How many handicap showers do you need?

Please refer to the response to question #6 above.

ADDENDUM #3B – Pre-Bid Questions and Responses

9. Can the shower valves be put in a different location other than on an outside wall to make it work better and cheaper.

Yes, the Owner and design team will be open to reviewing suggested alternate locations for the location of shower valves on a case-by-case basis.

10. As regards to the demo of sinks and toilets, if they demo them to a point we cannot reuse them, who will be responsible for the additional cost that we will have to charge. This is an unknown part of the job.

We are expecting the Plumbing contractor to do the demo work to their scope. Salvaged items are to be carefully removed and safely stored at the construction site. Each apartment will dedicate a room for storing material that is being removed and later installed during the trim out. Subcontractors can supply the University with a unit cost in their proposal for these items for the unknown.

11. We will try to reuse everything we can put back in, but if it is damaged during demo or not working because of age then who is going to pay for the additional charge.

Subcontractors can supply the University with a unit cost in their proposal to these items for the unknown.

12. In some cases it might be cheaper to replace the total line instead of trying to repair it. Is that acceptable?

Plumbing scope is to remain as documented in Bid Package B.

13. These are some of the questions I have now. As I start with the bidding process I might have additional questions. Is it ok to call if needed.

The Owner is open to receiving additional questions via email as time allows. Responses will be generated in the form of an Addendum for distribution to all bidders.
