About this file

This is a set of plan sheets and specifications for a new driving range building construction project at Ben Hawes Golf Course in Owensboro, Kentucky. The project involves construction of a standalone, post-frame driving range shelter with engineered wood trusses, concrete foundations and slab, electricity only, and no walls. The building will be classified as A-3 occupancy (recreation/golf driving range) under Construction Type VB (combustible, unprotected) per the 2018 Kentucky Building Code. The base bid scope requires construction of one 50-foot by 26-foot bay with concrete slab, wood framing, lighting, receptacles, and associated infrastructure. An alternate bid option is provided for the addition of three additional full bays to the base structure. The project includes a reinforced 4-inch concrete slab with welded wire fabric over compacted DGA, prefinished standing-seam metal roof and wall panels, engineered wood trusses at 24-inch on-center spacing, 6x6 treated posts with minimum 4-foot-0-inch embedment, metal gutter and downspout systems, LED lighting fixtures (Lithonia FEM LED DC2DC series), ceiling fans (Hunter Cassius Outdoor 52-inch), electric radiant heaters (Infratech All Weather C-Series C-3024 SS), and electrical systems powered from existing panels in the adjacent Par 3 building.

The project specifications require compliance with the 2023 National Electrical Code (NFPA 70), 2015 International Mechanical Code, 2012 International Energy Conservation Code, and 2012 International Fire Code. All materials must be approved by Underwriter's Laboratories, and the contractor is responsible for obtaining all necessary permits from the Kentucky Division of Water, Army Corps of Engineers, and applicable governing agencies. The structure is designed for 115 mph wind speeds (Design Wind Exposure C), 15 psf ground snow load, and seismic design category E with a response modification factor of 1.5. The contractor must install erosion control measures including silt fence prior to mobilization and maintain them until permanent ground cover is established. All disturbed areas inactive for more than 21 days must be stabilized by seeding, sodding, or mulching. The building is not located in a special flood hazard area per FIRM No. 21059C0116E (effective July 31, 2024), and all public improvements must comply with Owensboro Metropolitan Public Improvement Specifications available at www.iompc.org.
