Boulder County Community Hub - Doors, Frames & Hardware Bid Package
This is a project manual and specifications document for the Boulder County Community Hub located at 2525 28th Street, Boulder, Colorado, prepared by OZ Architecture (Project #125020) for Boulder County Building Services (BCBS), acting as the General Contractor. The project encompasses interior renovation and roof membrane replacement of an existing building, with the bid package specifically requesting furnishings of interior doors, frames, and hardware. The specifications detail comprehensive construction requirements across 32 divisions, including general conditions, temporary facilities, demolition, concrete finishing, structural steel, architectural woodwork, roofing systems (TPO membrane), sheet metal flashing, firestopping, sealants, and door and hardware systems. Installation of these materials is to be performed by Boulder County. The project manual establishes detailed technical specifications, submittal procedures, quality assurance requirements, and construction standards referencing industry codes and standards including ASTM, AIA, AWS, and NFPA guidelines. Substitution requests are permitted for non-basis-of-design products provided they meet specified quality, capacity, and performance requirements; proposed substitutions must be submitted with bid questions.
The specifications establish standard pricing and payment procedures through applications for payment coordinated with a schedule of values, with retainage provisions and lien waivers required from subcontractors and suppliers. The project pursues LEED v4 ID+C Gold certification minimum, requiring compliance with sustainable design prerequisites and credits addressing construction waste management (75 percent diversion target with minimum four material streams), low-emitting materials, indoor environmental quality, and building product disclosure and optimization. Contractor responsibilities include providing qualified personnel, maintaining construction schedules and progress documentation, coordinating commissioning activities for HVAC, domestic hot water, renewable energy, and lighting control systems, and documenting all work through record drawings, specifications, and product data. Allowances for testing and inspecting services, unit prices for potential scope changes, and contingency allocations are incorporated into the contract structure. No specific funding sources, bid response dates, or award dates are identified in the provided specification sections; procurement inquiries should be directed to procurement@bouldercounty.gov.
