About this file

This document contains questions and answers regarding Invitation for Bid CO FLAP PIT 82(1) Brush Creek Parking Area. The bid is for construction of a parking area at Brush Creek Park, including installation of a window system, transformer, and ceiling finishes. Key details include clarification that the window system may use either steel windows or aluminum storefront, with dimensions of 6.5 to 8.5 inches depth. Hopper windows longer than 60 inches would need to be split. A fire alarm is not required by code for the building type. The transformer and connections will be installed by Holy Cross Energy, though the project budget must cover costs. Restroom ceilings are to be tongue and groove. Effluent discharge standards are specified.

Questions Answers

1 Can you clarify what the window system is? Metal, Aluminum Storefront, Curtain Wall?

Regarding the window system. All details were drafted off Hope steel windows that can be custom. So we have aluminum storefront spec and this certainly may be attempted as storefront, but we went steel for durability and wanted to minimize window sitelines. We will need to decide if going aluminum storefront or steel windows and if storefront, details will need to be revisited.

2 What are the approved window manufacturers? Approved manufactures were removed. Submitted manufactures will need to comply with performance criteria.

3 What is the size of the window system? Per the plans, it appears to be 2" x 8-1/2" which isn’t a typical storefront dimension

The drawings note 6.5” and 8.5” depths. That is possible with Hope windows. If going storefront, I think the deepest we can go is 6.5” and that is quickly looking at Kawneer, YKK, and Tubelite.

There are limitations on hopper windows W3 and W4 and W5, they are too long and may need to be broken apart. 60" wide is max for storefront hopper windows. Please confirm

Pending mfr this is true and a split down the center on the hopper is acceptable.

5 There are a few general notes and flags for fire alarm, but we don’t see it called out specifically. Is fire alarm required?

2015 IBC Chapter 9 (907) doesn’t stipulate the need in a Group U building, which this building was designed under. If there are comments from the building permitting regarding this, those comments would need to be addressed.

6 E-602 – We are assuming the transformer is by others, please confirm

a. Holy Cross Energy (HCE) regulations indicate that HCE owns everything up to and including the transformer. See snip below from HCE regulations (dated 3/15/22, from pg. 5). I spoke with a representative from HCE’s engineering department yesterday (Ian – 970.947.5501) and confirmed that this is the case for all projects. This is standard practice for all electric utility companies and should be common knowledge for any qualified bidder.

b. For CFL’s knowledge: However, even though Holy Cross will be performing this work, the County will still need to cover the cost. This should be confirmed with them again.

7 A-103 – Reflected Ceiling Plan doesn’t have a keynote for the ceiling in the restrooms, please confirm they are T&G.C12 They are T&G

8 What is the effluent discharge standard for this project?

a. The domestic effluent is to be discharged into ground water (i.e., leech field), not to surface water or municipal sewage treatment plant. Please, see Section 612.03 for on-site treatment system design requirements.

Construction and Development effluent standards are addressed in Section 157.
