A80 TRACON ROOF REPLACEMENT

Questions and Responses Set 2 January 23, 2023
Q1. When is the project due to start?
R1. This will largely be dependent on whether there are material lead-time limitations indicated and the expediency of the contractor selected. The FAA does have another awarded construction contract that is expected to occur in late summer or early fall and is looking to have minimum overlap.
Q2. Is this a self-adhere system or torch?
R2. The intention of this project is for it to be a self-adhered system.
Q3. Can we utilize past performance from our subcontractor?
R3. SIR Section L.1, Factor 3, Past Performance, states Past Performance must be submitted for the prime contractor and any major subcontractors. A major subcontractor is defined as any subcontractors performing 40% or more of the work.
Q4. Stage Action R4a. Install new 30” wide walkway pads. Is the expectation for this to match existing walkway?
R4a. This is the expectation at this time.
Q4b. Remove and reinstall roof stairs and roof ladders. Is this necessary? If so, may need another trade to handle and hire out. Which may require another site visit.
R4b. The removal and reinstall of roof stairs and roof ladders is largely dependent on means and methods, however to address the water intrusion issue listed in 01 10 00- 1.2.A .9 temporary removal of the exterior roof stair is likely.
Q4c. Remove and replace affected lightning protection system components while maintaining functionality throughout the life of the project. Does this need to be recertified?
R4c. The existing lightning protection system does have a UL master label, therefore yes the system will need to be recertified.
Q5. Construction Area Limits Q5a. The limits of construction material storage areas, equipment storage areas, parking areas, and other areas as required by the Contractor shall be as shown on the plans or as approved by the COR/RE. How much space is provided?
R5a. This will largely depend on if there is any other work or facility maintenance occurring at the time of construction and will require coordination with the facility. The exact laydown location is typically coordinated prior to NTP during submittal phase. See figure below for possible laydown area.
Note: Any area that is disturbed will need to be returned to its normal condition as per specification 01 71 33 – 3.4.D, and if this is foreseen by the contractor must be included in the overall project price as indicated by specification section 01 71 33 – 1.3.A. The indicated lay down area in the grass is roughly a potential 5k-6k sq ft area. Additionally the paved lay down area may or may not be available for use depending on the timing due to the additional planned project that was indicated in the response to question 1 above.
Q5b. In the event adequate space is not available for parking on the project site the Contractor shall arrange for offsite. How many spaces are provided?
R5b. Roughly 20 spaces. See approximate location on picture below.
Q6. GLASS-FIBER BLANKET INSULATION
Available Manufacturers:
i) CertainTeed Corporation.
ii) Guardian Fiberglass, Inc.
iii) Johns Manville.
iv) Knauf Fiber Glass.
(1) Is there a preferred supplier?
R6. As per specification section 07 52 16 – 2.1.B, all components of the roofing system must fall under one of the listed manufacturers found in 07 52 16 -2.1.A.
Q7. It was noted in the specs that core samples were previously taken on the roof. Is there a report available and if so, will you provide the core sample report?
Possible Parking Area
R7. A core report was not written, however a core sample was taken in the fall of 2022 from each roof section while performing a site. Each core consisted of 3” of polyisocyanurate insulate, 1” of perlite, and the 3 ply system with cap sheet.
