About this file
This file contains 100% construction documents (design and specification drawings) for a new parking garage at the Omaha Veterans Medical Center located at 4101 Woolworth Avenue in Omaha, Nebraska (Project 636-116). The three-level structure will provide 325 standard parking spaces (104 spaces per level) across 128,300 square feet with a parking efficiency of 395 SF/space. The building is classified as an open, non-sprinklered Type II(000) parking structure designed as a ramp-type facility with two levels above grade. Design is based on 2015 International Building Code and NFPA 101 Life Safety Code requirements, with construction documentation including 78 sheets of civil, structural, architectural, mechanical, electrical, plumbing, and fire protection plans prepared by Nagel Architects + Engineers, Guidon Design Inc., and Farris Engineering.
The structural design includes auger cast pile foundations, precast concrete double tees with 3" field topping at approximately 111'10" (Level 2) and 123'2" (Level 3), cast-in-place concrete walls, and grade beams supporting the parking decks. Key systems include interior finish with sealed concrete floors, painted hollow metal doors, aluminum storefront entries, precast exterior walls with Plaza Gray finish, EPDM roofing, and a manual dry standpipe system. The facility includes support spaces such as elevator(s), two enclosed stairwells, security office, electrical room, storage, and operations/information technology area on Level 1. All slabs require waterproofing with traffic-bearing membranes on Level 2, concrete sealers on exposed surfaces, joint sealant details throughout, and parking space striping with color-coded signage by level (yellow for Level 1, green for Level 2, blue for Level 3). Design accommodates future expansion to six levels with provisions for additional elevator and future shear walls.
