About this file
This is an Operation and Maintenance Data appendix for the Walker HVAC & BAS Renovation Early Procurement project at North Carolina Central University (NCCU). The document establishes requirements for comprehensive operating and maintenance documentation that the contractor must provide four copies of, bound in suitable covers, and submitted to the Architect-Engineer (A-E) at least two weeks prior to the final project inspection. Each manual must include a cover sheet with project name and location, division of work, contractor contact information including 24-hour service availability, project completion date, and a detailed table of contents.
The operating manual must contain system descriptions identifying served building areas and performance checkpoints, operating routines and procedures with checklists and logs, seasonal start-up and shutdown procedures, special procedures for environmental control and safety, and troubleshooting procedures with diagnostics. The maintenance manual is divided into two parts: Part I requires equipment data sheets, nameplate data, purchase order information, vendor details, and warranty information; Part II must include manufacturer-prepared information supplemented by contractor data, individual equipment maintenance sheets with schematic drawings, recommended preventative and predictive maintenance procedures with frequencies, spare parts lists with part numbers and sources, manufacturer installation instructions for each component, and any additional information requested by the A-E to support equipment operation and maintenance.
