About this file

This Request for Qualifications solicits design and construction services for the modernization of Building 48 on the Denver Federal Center. The General Services Administration seeks a design-build contractor to convert the vacant 154,000 square foot warehouse into modern office space for federal tenants. The estimated total design-build cost is between $35-50 million. The modernization scope includes replacement of major building systems as well as structural and roof enhancements. The design will maximize daylight and incorporate existing warehouse elements. The main entry will be relocated and outdoor spaces added. The set-aside small business size standard is $39.5 million. The agency will shortlist up to three highly qualified offerors to submit phase two proposals in accordance with FAR Part 15 for a best value, firm-fixed price design-build contract award.
