RFI # RFI/Comment GSA Response
Will GSA be issuing As-Built Drawings in the near future of the existing Fire Alarm System? Also, the Fire Protection Asbuilt Drawings for reference? This information is necessary to see what may be existing to get the intent of what was originally installed to aid i the design and estimating of the replacement system.
All existing drawings are provided, but device locations and wall configurations accuracy is not guaranteed as these drawings are dated material; all contractors are encouraged to field verify anything questionable. Reminder: This is to be a100% new code compliant fire alarm system without regard to the existing fire alarm system.
Will there be a sequence of how the demolition as well the new installation procedures be issued. Or will this be decided by the General Contractor overseeing the project?
General contractor to coordinate with GSA FPE to determine sequence to maintain existing fire alarm system while cutting in new system on selected floors.
Will there be afterhours work coordinated for extremely noisy work, core drilling, x-raying, etc.? Also for any work to be carried out when the tenants cannot vacate their area during normal business hours of the day if necessary to perform daily task of work?
Yes, some work will need to be scheduled outside of normal business hours.
How many power supplies will be required per floor?
Minimum one (1). Electrical calculations to determine if additional is needed.
How many SLC Loops will be required per floor?
Provide a minimum of two (2) Class B Signaling Line Circuits (SLC) per floor.
The system must be designed and installed so that a single open, wire to wire short, or any other Class B impairment on an SLC does not affect more than 2,415 m2 (26,000 ft2) of gross floor area. The floor SLCs must be isolated from the SLC risers and network.
6 What Class of Fire Alarm System will be installed for 1.) the initiation circuit; 2.) the NAC circuit?
Class B; minimum of two distinct fire alarm audible notification appliance circuits and a minimum of two distinct visible notification appliance circuits must be provided on each floor.
Is there an existing Smoke Control System in place currently?
Stair Pressurization only.
GSA - Claude Pepper FB - Fire Alarm Replacement
8 If there is an existing Smoke Control in place, will it have to be revamped, too?
Stair pressurization is existing and will be operational by others prior to completion of the FACP Replacement Project.
If there is no Smoke Control in place, will one be required?
Stair pressurization is existing and in place and the new fire alarm system will be requirted to be connected to this system for activation.
Will there be a Area of Refuge System required under this Design- Build Contract?
Yes
11 is there a Refrigerant Monitoring System in place for this Building. Yes, display panel wall mounted in the mechanical room.
Can existing conduit installed in inaccessible location be used for the new system in order to minimize cutting, patching & painting?
Any such areas will be reviewed by the GSA FPE and if determined to be inaccessable or not feasible due to too much cutting or patching, then existing conduit can be allowed. Note, it is the intention of this project to install all new (RED) conduit except possibly in some select areas if proven to be inaccessable or not viable due to complexity of work involved to access.
14 Are existing conduits able to be reused when applicable?
Any such areas will be reviewed by the GSA FPE and if determined to be inaccessable or not feasible due to too much cutting or patching, then existing conduit can be allowed. Note, it is the intention of this project to install all new (RED) conduit except possibly in some select areas if proven to be inaccessable or not viable due to complexity of work involved to access.
Is a side by side installation expected, if so are we able to switch the devices over one floor at a time assuming fire alarm integrity is intact?
Yes, side by side and one floor at a time switchover acceptable.
16 Will you provide the annual Test and Inspection report? Yes 17 Will there be an opportunity for a second site walk through See amendment description.
18 Will you provide updated site drawings?
No, only the existing drawings that are already provided, but device locations and wall configurations accuracy is not guaranteed as these drawings are dated material; all contractors are encouraged to field verify anything questionable. Reminder: This is to be a100% new code compliant fire alarm system without regard to the existing fire alarm system.
