About this file
This document is a specification package for the Placerville Nursery Roof Replacement Project in Camino, California. The project involves replacement of metal roofing systems, including underlayment, gutters, downspouts, metal fascia, flashings, and trim on two buildings: the Extractor Building and the Cone Building.
The base work items include mobilization and demobilization (Item 11900), roofing demolition and installation (Items 07411-A through 07411-D), a 2-year special installer's warranty (Item 07411-E), and snow guard assembly installation (Item 07725). Snow guards must be fence-style, 2-pipe assemblies designed for 100 psf snow loading with fasteners that do not penetrate the roofing warranty. Metal roof panels must be 24-gauge aluminum-zinc alloy coated steel with a high-performance fluoropolymer finish in a color selected by the Contracting Officer. Installation must include ice and water shield underlayment, proper flashing at all penetrations, new gutters and downspouts matching roof color and existing configuration, and achieve a water-tight installation covered by a manufacturer's 20-year no-dollar-limit warranty plus a 2-year installer's warranty. Optional items include decking replacement (06110-A) and fascia replacement (06110-B) if deterioration is discovered during demolition. The site is at 3,200 feet elevation with coastal weather conditions, 59 inches annual precipitation, and 62 inches average snowfall. Construction must occur during working hours of 7 AM to 6 PM, Monday through Friday, excluding federal holidays. The contractor must provide a detailed quality control plan, accident prevention program, and written documentation of deck and fascia conditions during roof exposure, with the Contracting Officer maintaining authority to order additional work based on inspection findings.
