About this file

This document is a comprehensive maintenance contract specification for mechanical equipment at a VA healthcare facility, detailing annual and quarterly preventative maintenance requirements for multiple critical systems. The contract covers maintenance of two Cleaver-Brooks fire tube boilers, six Evapco and one Marley cooling towers, three electric chillers (two R-22 and one R-134a York YK 900-ton units), and multiple pump systems including 10 chill water, 7 condenser, and 3 heating hot water pumps.

The maintenance scope requires detailed inspections, testing, and service tasks to be completed annually and quarterly, with most work mandated to be performed before May 1st each year. Key maintenance activities include vibration analysis, motor testing, refrigerant charge evaluation, electrical control inspections, tube cleaning, strainer maintenance, cooling tower basin cleaning and disinfection, and comprehensive performance assessments. Each equipment type has a specific, structured inspection checklist with requirements for data collection, performance verification, and reporting, with contractors required to provide detailed reports documenting findings and potential corrective actions for each piece of equipment serviced.
