About this file

This document is a detailed maintenance specification for equipment at the Garland VA Medical Center, outlining comprehensive preventative maintenance requirements for multiple system types. The maintenance scope covers six Evapco and one Marley cooling towers, ten chilled water pumps, seven condenser pumps, three heating hot water pumps, and two Cleaver-Brooks fire tube boilers. Key maintenance activities include annual and quarterly inspections with specific tasks such as vibration analysis, motor testing, calibration of sensors and controls, combustion analysis, leak testing, and cleaning services. Most maintenance must be completed before May 1st of each year, with boiler-specific maintenance required between May 1 and October 31, and all tasks to be completed before November 1st. The document provides extensive checklists for operational tests, including detailed procedures for electric chillers, cooling towers, pumps, and boilers, with requirements for generating individual reports documenting inspection results and recommending any necessary corrective actions.
