589-334 Expand Pharmacy and Lobby Pre-bid Questions
1. The geo report does not specify engineered fill but instead documents a process of proof-rolling first. Then, engineered fill is only a possibility after engineering evaluation. This is how I read things. Any additional work after proof-rolling would be a change order contingent on the remedial directives from the engineer. This understanding is backed up by the Earthwork 312011 spec, item 3.3. The bid form does not call for unit pricing of unsuitable soil replacement.
A – Unit pricing is not utilized in this bid form
2. The geo report specifies a process of proof rolling for the exterior to be included in the base contract.
After proof rolling, it specifies engineer evaluation to confirm whether engineered fill will be acceptable.
We assume the engineered fill or any other replacement deemed acceptable by the engineer’s evaluation would be by future change order in lieu of the base contract. Please confirm.
Another alternative is to revise the bid form to include unit pricing for unsuitable soil replacement which would then capture the engineer’s evaluation by the unit pricing.
A - At a minimum it is recommended to remove the upper 3 feet of the existing undocumented fill within the building footprint. After removal, prior to beginning any fill operations, the remaining existing fill should be evaluated by performing field density tests and/or obtaining samples for additional laboratory testing. If unsuitable materials are encountered at this time, these materials should be removed and replaced with engineered fill. After completion of these operations perform proofrolling operations on the newly exposed subgrade to verify there are no loose or soft areas. If proofrolling of the subgrade is deemed acceptable, placement of new engineered fill may commence in accordance with the Engineered Fill section of the report. Many factors can attribute to existing fill materials becoming excessively wet or dry, and/or unstable during construction. Care should be taken to avoid these situations. It should be noted that if the undocumented fill is not tested and properly removed or compacted this option poses an increased risk associated with excessive settlement/heave of the floor slabs.
3. There is no mention of backfill material design within footprint to raise existing grades to the underside of base rock for the slab on grade.
A – reference the “Engineered Fill” section of the geotechnical report
4. There is no mention of the base rock thickness nor design under the slab on grade.
A – reference the “Floor Slabs” section of the geotechnical report
5. There is no mention of the vapor barrier under the slab on grade.
A – reference specification Cast-in-Place Concrete 03 30 00, 2.2.G for vapor barrier requirements. Reference drawings for locations
6. There is no design for concrete sealer that is noted on AI finish sheets.
A – reference specification Painting 09 91 00
7. Room BD265 associated with Deduct Bid Item 1 is not noted on the AI finish sheet AI102.1 and in particular, whether sealed concrete is required.
A – room BD265 floor is sealed concrete
8. Exterior control joints do not call for sealant but expansion joints do call for sealant.
A – reference specification Joint Sealants 07 92 00 for sealant types to be used at specific locations
9. Can specific control joint spacings be provided for interior and exterior slabs on grade?
A – reference Structural drawings, General Notes for interior slab joint spacing requirements. Reference Civil drawings for exterior pavement joint requirements
10. Structural drawings show auger cast piles. Is it possible to use drilled shafts/piers in lieu of auger cast?
A – drilled piers will not be accepted. The geotechnical report recommends Auger Cast Piles and Structural reflects that recommendation.
11. Specifications and bid items mention asbestos and hazardous material abatement. Is there an asbestos or hazardous material abatement report of locations and type?
A – there are no known instances of asbestos containing materials within the scope of this project
12. Volume 2 specifications for Main Lobby Renovation is different in several aspects from Volume 1. For the first question Volume 2 mentions 018113 LEED whereas Volume 1 does not. Is LEED required on this project?
A – the specifications include a correct Table of Contents as well as an unedited TOC. Disregard previous versions of the Renovate Main Lobby – Volume 2 TOC. See attached for the correct version.
13. Volume 2 mentions 028213 asbestos, volume 1 does not. Is there asbestos on this project? If so, is there a report with quantities?
A – there are no known instances of asbestos containing materials within this project scope
14. Volume 2 mentions 028333 lead based paint removal, volume 1 does not. Is the lead abatement? If so, is there a report with quantities?
A – the specifications include a correct Table of Contents as well as an unedited TOC. Disregard previous versions of the Renovate Main Lobby – Volume 2 TOC. See attached for the correct version.
15. Volume 2 mentions 032300 stressing tendons, volume 1 does not. Is there post tensioning on this project?
A – the specifications include a correct Table of Contents as well as an unedited TOC. Disregard previous versions of the Renovate Main Lobby – Volume 2 TOC. See attached for the correct version.
16. Same question for shotcrete, precast, gyp crete, lightweight concrete, masonry, cast stone, structural steel, cementitious sheathing, roofing, coiling doors, folding doors, traffic doors, Division 11 items and so on.
A – the specifications include a correct Table of Contents as well as an unedited TOC. Disregard previous versions of the Renovate Main Lobby – Volume 2 TOC. See attached for the correct version.
17. Can #1A be awarded by itself?
A-NO the intent is 1A and 1B to be awarded together as one project. Bid item 2 is just the pharmacy removes the Main Lobby. Bid Item 2A and 2B are deducts to the Pharmacy Project.
18. If bid item #1 is awarded complete in its entirety are #1A and #1B ran concurrently, or one at a time?
A-They can be run concurrently.
19. Are we to included two each self-perform sheets for one for #1A and one for #1B or just one each for both?
A-You have to do one Appendix 1-Calculation of self-performed/Subcontracted work sheet for each bid item: 1A, 1B, 2, 2A and 2B.
