REQUEST FOR INFORMATION RESPONSES:
The following RFI responses provide clarification to the contract documents.
24. Single Source Award states that the equipment to be installed will be monitored and controlled by JCI Metasys Building Automation and HVAC Control System. 23 09 23 Specs read that the DDC system shall be native backnet. All new workstations, controllers, devices and components shall be listed by BACnet Testing Laboratories. Current control systems are JCI and CRC but facilities DDC is manufactured by Allen Bradley? Please confirm that Metasys is to be installed as the specs read to 'provide justification if system cannot be of this type'.
Response: Yes, JCI Metasys is the sole source vendor
25. Specs 23 09 23 - 9 state that the GC of this project shall directly hire the Controls System Integrator in a contract separate from the contract procuring the Controls Contractor administered by this section of the technical specifications. Please advise if both DIV 23 HVAC controls and DIV 25 BAS (Control System Integrator) can be the same contractor, JCI, as Metasys is the sole source system for this project. Specs read as if this system is Open BACnet protocol, but language in Sole Source reads as single proprietary system. Typically in this arrangement JCI is turn-key for DIV 23 and DIV 25, but see discrepancies in the specs.
Response: Yes, they can be the same contractor, JCI is the sole source vendor.
26. General Notes for Contractors states that each contractor shall maintain a competent OSHA-30 Foreman or Equally Qualified Representative at all times. Specs state that the GC should employee a full-time superintendent that is on-site at all times for the duration of the project. Please state that in addition to an OSHA-30 foreman is from the prime and/or subcontractor, but the Prime still requires a superintendent that is not the same person as a field foreman for this size of a project. Please advise.
Response: Prime Contractor is required to maintain a full-time site supervisor on site at all times that is OSHA-30 qualified. Each subcontractor is required to maintain a competent OSHA-30 qualified individual as the foreman.
27. G-003C. Work Area Plan Keynotes states a temporary canopy structure with sidewalls on both sides…lite with construction lighting. Please confirm if this pedestrian path - Work Area 4 per detail 2 is an area where non-construction personnel will be allowed to travel. Please confirm that note 5, existing automatic sliding doors, are to remain in operation during this temporary canopy structure installation. For the temporary canopy please provide an expectation for the 3 x temporary single doors, as well as the handicap accessible door with the canopy structure. We assume the ADA/UFAS door to be temporary auto push plate, but please state for the other temp doors. Please state the required hardware to include door closers required. Please also describe the heating/cooling requirements inside the temp canopy if non-construction personnel are required to use as access. This is a confusing aspect of work so more detail is helpful.
Response: This is a temporary pedestrian path for when the existing corridor is blocked. Doors are to be of the temporary entrance type for entrance vestibules that are typically used for weather protection at restaurant entrances. Yes, the sliding doors are to remain operational during this process. There are no heating or cooling requirements, work area 4 is an after hour or weekend work area and traffic in temp canopy will be minimal.
28. G-004A. Photo 10 calls for contractor to provide a firestop system at existing concrete foundation wall. Please confirm if this is firestopping for demo'd lines where penetrations exist, or a quick narrative as to the expectation of other firestopping at the foundation wall.
Response: Photo 10, note 2 references MD-101A. MD-101A Mechanical Demolition Keynotes 3. Demo and remove existing supply riser and fire damper as shown. Prepare opening for new ductwork. 4. Demo and remove exhaust duct up to the floor above patch and seal all floor openings. Fire stopping is to be provided around all new penetrations and thru any voids from where demolition occurred thru the foundation wall.
29. G-004A. Photo 6 calls for clean door and frame at project substantial completion. Please confirm this scope. Are you asking for removal, shop blast, prime and paint and reinstall or is this just a scrub at the current location?
Response: Clean door frame is all that is required, no removal, shop blast, etc. is required.
30. Please confirm if ASD-100 key notes are still relevant and if current contractor will be removed from this area prior to this contract's construction. I believe another contractor had a project that they were working on that was in the same laydown area. I know the area took a beating. Not sure if they took care of the concrete fixes and landscape after they demobilized. Please confirm that notes 3 & 4 are required. Please confirm if note 2 has been reconfigured through last contractor.
Response: The notes are still relevant, and the current contractor will be removed from this area prior to this contract’s construction. The current contactor has not taken care of the concrete fixes and landscaping.
31. AD-101A. Please confirm if the basement work is considered 'Confined Space' by the facility. Please confirm no gas-powered equipment in the basement for excavation.
Response: It is a confined space, no permit required. No gas-powered equipment is allowed.
32. AD-101A/A-101A. Please confirm if note 15 is specific to that area of the wall confirmed by the A/E for structural integrity or if the GC can make opening in any general location of the south wall. Same for the new area well foundations. Are these precise locations tied to integrity of the existing concrete columns particularly 3/A-501.
Response: Note 15 is specific to any area on the south wall the contractor wishes to use as an entry point for delivery of the mechanical units. The area well foundations are precise locations and have been designed integral to the existing structure.
33. Please confirm if all vertical penetrations through steel or concrete must be x-ray verified.
Response: Yes, prior to penetrating concrete X-raying or scanning is required to avoid obstructions.
34. A-103. please describe if the roof mounted exhaust fan, E-27, is to remain untouched, as E-11 and E-10 both have considerable work.
Response: Refer to MD-102, note 2, which states E-27 requires no work and is to remain.
35. G-004A. Please confirm that loose hanging conduits and wires in the basement are to be untouched. Please confirm if the facility will 'tuck' or 'tie' any loose wires to ensure that they are not damaged during construction.
Response: Delete note 6 on photo 7 DWG G-004A. Contractor will need to install J-hooks every 20 feet to support conduit.
36. A-201. For the façade masonry cleaning required adjacent the new wall systems, please state the cleaning expectation, type of solution, length of adjacent cleaning, or what is typically required at the facility.
Response: Note 3 of DWG A-201 Existing exterior face brick will remain. Contractor will clean existing face brick wall adjacent to new construction work. Remove all mortar droppings and splatters that occur during construction activities.
