Requests for Information (RFIs) Project: 552-19-203 – Renovate Building 411 Solicitation: 36C25019B0044

1. While reviewing the documents I did not notice any specifications for audio visual systems. I wanted to reach out and ask if that is something that would be bid later or are you interested in a design build system from Sound Com. Response: No work on AV system

2. There is no schedule for the doors and others appear missing as well. Can these be provided? Response: See attached amended documents

3. Please clarify the magnitude of the subject reference project. The solicitation states $100,000 – 250,000 and website Building Connected states $250,000 – 500,000. Response: $100,000.00 - $250,000.00.

4. Spec index states 09 06 00 is a finish schedule. There is no spec section 09 06 00 in the specs. Response: Finish Schedule is shown on the drawings

5. The scope calls out for a construction of a ramp. The drawings do not show layout or details. There is also no description of materials, railing materials, etc.

Is the contractor to provide design for this ramp? Response: The ramp is a design-Build effort Will the contractor need to provide stamped drawings from architect and engineer? Response: Yes Are there existing drawings showing the footing area of the building where the ramp is to be located? Response: VA will provide the drawings that are available

6. There are no mark numbers for doors on the drawings or a door schedule. The door schedule listed in spec section 08 17 00-7 does not refer back to the drawings in any way. Response: Double doors with numbers 117 (2) and 118K shall receive automatic door opener buttons

8. Can the Superintendent act as the SSHO? Response: Yes

9. The specifications call for the CQC staff to maintain a presence at the site at all times during progress of the work. This will add greatly to the cost of the project. Given the size and duration, is this required? Response: A qualified and competent Project Superintendent will suffice

10. In looking at the finish plan page, the restroom elevation does not match the “bathroom standards schedule.” I see the MFT-1 as the floor tile. The PP-1 as the wall field tile. The PPB-1 as the bullnose. What is the tile shown between the PP-1 and the PPB-1 on the elevation? Is there to be a Ceramic tile cove base? Response: See new amended doc attached

15. On the floor plans it shows New walls, are the walls in the crossed/hatched area to be supplied and installed? (Kitchen and two offices) Response: There will be no construction in the ‘hatched’ area

16. On the floor plans are the ceilings to be replaced in the crossed/hatched areas or left in place? Response: There will be no construction in the ‘hatched’ area

17. On the floor plans are the existing floors to be removed? If so is there an asbestos report? Response: New floor to be installed on existing floor after the existing floor is prepared to receive the new floor

18. On the floor plans are the existing floors to remain in the kitchen and two offices?

Response: There will be no construction in ‘hatched’ area

19. On the floor plans the finish floor schedule indicates the builder to install new LV11 tile and carpet, what is to be install in the Restroom? Response: See bath room schedule on the drawing ‘Finish Plan’

20. There is a Bathroom Standards Schedule provided, but no detail where to apply. Please provide a cross section with notes. Response: Applies in the bathroom shown on drawings

21. The bathroom schedule callout a Formica plastic laminate, but the drawings indicates a wall hung sink. Which one is it? Please provide details. Response: Wall Hung Sink

22. The drawings show a marker board is this being supplied by the VA and installed by the VA. Is this correct? Response: VA provided and installed

23. The Drawings indicates new acoustical ceiling tiles, please provide the supplier and models numbers. Response: Follow the salient features provided in the amended 09 06 00 section

25. The drawings are confusing and not marked as to what are new walls and what are existing walls. Please clarify. Response: Existing walls are shown on demolition plan

26. Please confirm wall types for all new walls as well. Response: See drawing ‘sections and elevations”

27. Please confirm that there is to be NO WORK completed in the areas that are hashed. This is not clear on the drawings. Response: See response to question 15 and 16

29. The reflected ceiling plan does not indicate any hashed areas (indicating NO WORK). Are KITCHEN 119 and the Offices (125 and 126) to receive new ceiling finishes? Please clarify. Response: See Question 15 and 16

30. There is no lighting / fixture schedule. Please provide this / clarify what fixtures are to be included in our price. Response: Lithonia Lighting or Equivalent: 2’x4’, 3400 lumen, 4000k color, MVOLT 120-277V

37. Please confirm contractor is not to include any furniture / cubicles / kiosks in our bid. Response: Correct

48. Reviewing the General Notes on page 411M001, there are several notes and wording within a note that doesn’t correspond with the project as shown on the drawings. This is confusing as to what the VA is going to hold the contractor accountable. How is the contractor to interpret this? Can the VA revise these notes to make them reflect the project as shown? Response: Contract Documents are applicable

49. Are we to assume that the exterior walls of the space have lead paint? Response: Yes

50. The East wall has a lot of plaster deterioration. The drawings call to paint this wall. Is the contractor to repair the plaster? Response: Yes

There is not enough clearance to install the designed ductwork for Unit 411AHU3. Response: Bid per design

55. On drawing 411MH100, note 5, it indicates the outside air duct rises and is continued on drawing 411MH101. There is no note on drawing 411MH101 showing this new ductwork. Response: 411MP101

56. On drawing 411MH100 notes 7 & 8 indicate removal and relocation of the existing hot water heating piping and accessories for existing Unit 411AHU4. This work will require approximately 5 working days to complete. During this period there will be no heat available for Unit 411AHU4. Has this been taken into consideration? Response: Contractor shall provide heating and cooling per VA Guidelines and contract documents to all the effected areas including equipment and fixtures

57. The ins to both the existing hot water heating and chilled water systems must be made for Unit 411AHU3. Does either of these systems contain a glycol solution? If so, what type of glycol is used and what is the mixture percentage? Response: No Glycol

58. To install the air distribution systems for Unit 411AHU3 above the existing restrooms and hallway either conduit and sprinkler systems must be relocated or additional offsets and transitions in this ductwork must be made. If the air distribution systems are to be modified, these modifications must be approved by the design engineer as we do not know if this will affect the designed performance of the supply and return fans. Response: conduit and sprinkler systems must be relocated if the actual field condition necessitates

59. Per the design, the return and outside air measuring stations are before the air filtration system of Unit 411AHU3. This will probably result in dirt plugging these measuring stations. See photos below. Response: Per design
