About this file

This document is Amendment No. 1 to a Department of Veterans Affairs (DVA) Request for Lease Proposals for a Community Based Outpatient Clinic (CBOC) in Stillwater, OK, with solicitation number 36C24W25R0047. The amendment addresses location restrictions for the proposed clinic, specifically prohibiting spaces near properties with incompatible uses such as liquor establishments, treatment centers, correctional facilities, firearms sales/discharge locations, railroad tracks, and low-occupancy flight path zones.

The amendment responds to a question about minimum distance requirements from these restricted uses, particularly in the context of a college town with numerous potential conflicting establishments. The VA's response indicates that the proposed space must not be adjoined to or in the same shopping center as incompatible uses, and that they will review the area and placement before final selection to ensure no unique issues exist. Offerors are required to acknowledge receipt of this amendment by signing and returning it to Richard Clanahan, the Leasing Specialist, via email.

AMENDMENT NO. 1

Department of Veterans Affairs (DVA) Stillwater, OK – Community Based

Outpatient Clinic (CBOC) VA Request for Lease Proposals No. 36C24W25R0047

This is a one question amendment:

Question: "Offered space will not be considered if located near property with incompatible or conflicting uses, including but not limited to the following uses: liquor establishments, treatment centers, correctional facilities, where firearms are sold/discharged, railroad tracks, or within flight paths that are zoned for low occupancy uses."

Can you please provide a minimum distance that the new CBOC will need to be away from these. I know it doesn't say dispensaries but we are going to assume they are included also as we have seen them in the past. The reason I am asking is that being this is a college town there are a lot of liquor, bar and dispensaries in the city limits which could limit a potential siting and as you have seen things are very tight in this area. We have a few proposed locations but they are close to dispensaries so we are just asking for a minimum distance. Also, if there is a distance is it from lot line to lot line or walking distance from front door to front door?

Answer: If it is not adjoined to or in same shopping center area as the space we will occupy.

Also, we will review before selection to ensure that there are not any unique issues with the area or the placement of the clinic.

All other requirements remain unchanged.
