About this file
This is a structural assessment summary table from a federal contract opportunity for emergency repairs at Lake Nona Parking Garages (Project No. 675-26-801). The document details 28 repair items identified in an August 2025 structural assessment affecting both East and West parking garage facilities.
The repairs are categorized by priority level and location, encompassing both garages unless otherwise specified. High-priority items include structural reinforcement and repair of Double Tee (DT) flange-to-flange connectors on ramps (Levels 1-3A), crack repairs on DT flanges and joints, deteriorated grout patch replacement, horizontal and diagonal crack repairs throughout various concrete elements, DT floor strengthening in high-traffic areas, joint sealant replacement, spalled and delaminated concrete repairs, shear wall connections, and stormwater drainage improvements. Medium-priority work includes cove sealant repairs, traffic coating replacement on specific ramp sections and elevator areas, expansion joint replacement, bollard plate refurbishment, epoxy injection of ground-level cracks, stairwell crack repairs, and joint sealant replacement at ground level. Low-priority items encompass steel hardware lifter patch repairs, CMU wall crack sealing, light pole base plate replacement with anti-corrosive coating, and concrete slab resealing across all levels. The contractor is responsible for reviewing the complete assessment reports and conducting site inspections to determine specific repair requirements for each garage and verify locations and scope details referenced in the structural assessment documentation.

Table 1: Summary of Structural Assessment
East West
1 X X Ramps Level 1-1A, 1A-2, 2-2A, 2A-3, 3-3A Strengthen and repair all broken Double Tee (DT) flange to flange connectors at each joint of the speed ramps.
It is recommended to prioritize these repairs.
High
2 X X Ramps Level 1-1A, 1A-2, 2-2A, 2A-3, 3-3A Repair all cracks, especially those severe cracks, on DT flange adjacent to the DT joints. Replace all deteriorated joint sealant at each location. It is recommended to prioritize these repairs.
High
3 X X Ramps Level 1-1A, 1A-2, 2-2A, 2A-3, 3-3A Remove and replace deteriorating grout patches on the large DT joints with other means of joint repair such as larger backer rod and caulking material.
High
4 X X Various Locations Repair all horizontal, longitudinal and diagonal cracks in DT floor flanges, columns, walls and shear walls. High
5 X X Levels 1, 1A, 2, 2A, 3, 3A Strengthen DT floors where heavy traffic is occurring specifically at the lower levels at turn around area at the end of the ramp
High
6 X X Various Locations
Replace all joint sealants at each DT joints, repairing any deficient flange to flange connectors that were encountered during the replacement process. It is recommended that the first two top levels (Level 4A and Level 4) should be prioritized first as well as any DT joints at any level in the garage that require immediate repairs.
High
7 X X Various Locations Repair all spalled/scaling delaminated concrete, exposed rebars, in all areas specified in the report and in other areas found in the garage.
High
8 X X Various Locations Provide/replace the required connections at Shear Wall with DT floor slabs diaphragms where found to be missing, corroded, or inadequate
High
9 X X Various Locations Remove and replace joint sealants around all shear walls, columns, spandrel beams, and walls. This includes perimeter shear walls, columns, spandrel beams, cmu walls, and precast walls. It is recommended that the first two top levels (Level 4A and Level 4) should be prioritized first then work towards the lower level.
High
10 X X Various Locations Repair concrete toppings for proper elevation and re-routing of stormwater runoff towards the intended drain. High
11 X X Level 4 Increase joint inlet opening by cutting the DT flange at the beginning of the ramp from level 4 to 4A to allow for better drainage flow to the trench drain below.
High
12 X Level 4 Repair large column spalled at the southeast corner of stair tower at Level 4 at the landing. High
13 X X Various Locations Repair all Cove Sealant joint of cast in place concrete wash pour over the top of precast Inverted Tee Beams and exterior spandrel beam.
Med
14 X X Level 1A Remove and replace the traffic coating at the speed ramp section. Med
15 X X Various Locations Remove and replace existing expansion joint and replace any underside pad support of the flange double tee in the CIP concrete transition.
Med
16 X Various Locations Remove bollard plates, clean and paint with galvanized coating. Med 17 X X Level 4A Remove and replace the traffic coating at the elevator section at the roof level Med 18 X X Level 1 (Ground Level) Route and epoxy inject all large cracks at the slab on grade. Med 19 X X Various Locations Repair all horizontal, longitudinal, and diagonal cracks in the underside of the DT's flanges Med
20 X X Level 1 (Ground Level) Replace all joint sealants at ground level around the shear walls, precast walls, concrete masonry unit (cmu) walls
