Correct Building 1 Trash Chutes Project Questions:
1. Each of the following items are indicated in the statement of work. Please see additional info required as indicated by bold, blue comments next to each item.
Fire code compliance issues to include:
a. Penetrations through fire rated walls
b. Non-rated construction materials on fire rated walls
c. Installation of assorted wall protection features to include cladding, door stops, corner and wall guards. See pictures attached.
d. Modify existing electrical components that are not rated for a wet location in CG003.
Per the scope of work the receptacles need to be GFCI. The panel needs to be Nema 3 rated.
e. Replacement of all rated chute doors and closure devices and installation of chute door safety system. Chute door opening is 18”x30” linen door is 29 ¾ “x 23 5/8
f. Replacement of all ceiling grid tiles and suspension system. Acoustical ceiling tile and grid is provided per spec 09 51 00.
g. Renovation of the floor covering and floor drainage system in CG003 to ensure positive drainage from the space. (What is the existing floor material, where are drains located in room now, how should this be fixed, and are we demolishing existing concrete slab in order to build up floor and slope?) Contractor to verify floor material. Per scope contractor to demolish epoxy floor to concrete floor. Then install epoxy. Means and methods will be up to the contractor. Provide correct slope to drains.
2. Modification of existing domestic water and installation of new hose bib in CG003. Picture provided. Contractor to install new hose bib, provide new domestic water line from source with valve.
3. Please confirm the jobsite Superintendent can perform all duties as Superintendent, QC manager, and SSHO. No, the SSHO must be a separate qualified individual from the prime contractor’s superintendent and or quality control manager with duties only as the SSHO. Per spec 013526.
4. Please provide detailed info on doors, frames, hardware and associated devices that are required -similar to what would typically be shown in a door and hardware schedule. Spec to be provided
5. SOW indicates to replace up to 960 sf of non-compliant drywall. This will be covered in the base bid price. The SOW then states to provide a separate line-item cost in schedule of values for drywall replacement reserve? Please confirm we are only to include the 960 sf of drywall repair in our base bid. The 960 sf is all that is required contractually. Provide rate per sf of drywall replacement
6. Is there existing wall protection in locations where new wall protection is to be installed. If not, will blocking need to be added everywhere? If so, this will cut into the 960sf of drywall repair that is to be included in the base bid. There is existing wall protection already installed. See pictures attached.
7. What is the new type and size of ceiling grid and tile to be installed? Is this just basic grid and tile? Submit new per spec 09 51 00.
8. What are the stainless-steel chains that are required? They are on the door of the trash chute and linen chute on the ground floor. See pictures
9. What are the fusible links that are to be provided? Fusible links support trash chute contractor to verify.
10. Please provide electrical drawings showing all electrical work required with existing panel info and please also show/identify all existing electrical components that need to be replaced.
Receptacles will be GFCI for wet locations in CG003. New panel is required.
11. Provide info and qty of lock out switches and new lights to be provided. Lighting fixture schedule is needed in order to price. The light is for the trash chute and linen chute not the overhead lights. A lighting fixture schedule is not required. Each door should have a light that illuminates when a door is open in the chute line.
12. What is size width, height, and jamb depth of new door frame required? The door is 83 ¾“x
44”x6 ¼”
13. Need drawing showing extent of wall covering in each room - The floor plan for CG003 shows other rooms that aren't in the scope, so it is unclear what is required here and where wall protection starts and stops. There is also no dimensioned floor plan for C2007, the 1st floor rooms, the 4th Floor rooms and 8th floor rooms. The drawings showing the 7th Floor and 10th floor are also cut off. Picture will be provided.
14. Can all rooms be worked in simultaneously with exception to room CG003 which is to be done afterhours? Can any of the 5 phases be completed at the same time or does one phase have to be done after the other? If one is to be done after the other, additional time may need to be added to the project duration.
The phases have to be completed per the scope of work to limit interruption with the EMS service. Any combination of phasing will be determined by the COR after the first phase if the contractor is ahead of schedule and performing the contract at an exceptional level.
15. What is the size of Cove Base? Ground floor has 16” tall sheet metal around the room.
16. Why are there 2 different spec sections for the Trash Chutes? Which one is correct? One spec is for trash chutes the other is for the linen chute.
17. Please confirm if the overall project duration is 120 days as per the SOW or 150 days as per the solicitation. Project duration will be 150 days per solicitation.
18. Please confirm that the start date of the project will be determined at a later date and will be based on when materials needed to complete the work will be onsite so as not to delay progress. If the overall project duration is to include the submittal process and fabricating/delivery of materials to the jobsite, the overall project duration will need to be increased.
