About this file
This document is a comprehensive technical specification for a mechanical and electrical upgrade project at The Gatehouse, involving technical specifications prepared by SEDACOG (Southeastern Development Authority Council of Governments) and covering multiple sections of work. The project involves installing a complete new ductless mini-split HVAC system with twelve 24,000 BTU/H wall-mounted heat pump units across three floors, three outdoor condenser inverters, and associated electrical upgrades. The work will be completed under two separate contracts - Mechanical Construction and Electrical Construction - with contractors responsible for coordinating with each other, the Engineer, SEDACOG, and The Gatehouse to obtain necessary permits.
The technical specifications detail precise requirements for equipment, installation methods, materials, and performance standards, with specific emphasis on Mitsubishi Electric split system components using Variable Compressor Speed Inverter Technology. The project includes comprehensive electrical work such as updating outdoor and interior lighting, installing new electrical outlets, motion sensor switches, ceiling fans, and a new 100-amp electrical subpanel. Additional specifications cover refrigerant and condensate line installations, grounding and bonding requirements, and compliance with 2017 NEC, 2018 IEBC, and 2018 IBC codes. The system is designed with high efficiency standards, including a minimum 20.5 SEER and 10.0 HSPF rating, and includes a manufacturer's warranty of five years for units and seven years for compressors.

Any drawings submitted without the Contractor’s stamp of approval will not be considered and will be returned to him for proper resubmission. If any drawings show variations from the requirements of the Contract because of standard shop practice or other reason, the
Contractor shall make specific mention of such variation in his letter of transmittal in order that, if acceptable, suitable action may be taken for proper adjustment of contract price and/or time otherwise the Contractor will not be relieved of the responsibility for executing the work in accordance with the Contract even though the drawings have been approved.
If a shop drawing is in accord with the contract or involves only a minor adjustment in the interest of the Owner not involving a change in contract price or time, the Engineer may approve the drawing. The approval shall be general, shall not relieve the Contractor, from his responsibility for adherence to the contract or for any error in the drawing and shall contain in substance the following:
“The modification shown on the attached drawing is approved in the interest of the Owner to effect an improvement for the Project and is ordered with the understanding that is does not involve any change in the Contract Price or time; that it is subject generally to all
Contract stipulation and covenants; and that it is without prejudice surety bond or bonds.”
