About this file

This is a Project Specifications document for ARA Facilities Repairs on the Los Padres National Forest, detailing roofing and siding repairs for seven buildings across the Santa Barbara and Santa Lucia Ranger Districts. The project encompasses removal and replacement of building components including roofs, siding, windows, trim, doors, exterior lighting, and associated structural and electrical systems. Work includes site preparation, structural steel, waterproofing, wood frame construction, and installation of vinyl, asphalt, and metal roofs with roof accessories, exterior trim, sheet metal components, and electrical systems. The project also includes removal and realignment of a solar array on an office building.

The specifications establish comprehensive requirements across 26 divisions covering administrative coordination, general requirements, existing conditions, demolition, hazardous materials removal, and installation standards for wood and composite materials, thermal and moisture protection, openings, finishes, and electrical systems. Key materials specified include fiber-cement shakes and siding, asphalt shingles, metal roofing and flashing, hollow metal doors and frames, wood-clad fiberglass and vinyl windows, and exterior lighting with LED lamps. All work must comply with OSHA regulations, local building codes, and applicable standards including ASTM, UBC, and NFPA 70. The contractor must provide hazardous materials testing and removal certification, manage temporary facilities and debris removal, maintain site cleanliness with rolling magnet debris collection, and obtain manufacturer warranties ranging from 10 to 50 years depending on product type. Payment is structured as a lump sum for mobilization with payment phased as work progresses on other contract items.
