This is Addendum #3 to the Florence S. Lord Senior Housing Renovations project documents, issued by Elderly Housing Management on behalf of the Marlborough Association for Senior Housing for a 24-unit senior housing community located at 155 South Main Street, Marlborough, Connecticut. The addendum, dated July 31, 2026, represents a modification to the original project specifications and incorporates changes that bidders must acknowledge on their bid forms. The project encompasses comprehensive interior and exterior renovations to 48 residential units and common areas totaling 33,600 square feet, with work including kitchen and bathroom renovations, interior finishes, lighting, HVAC and electrical system upgrades, fiber-cement siding, window and door replacement, roofing, and driveway improvements. Sealed bids are due by 2:00 PM on August 6, 2026, with a mandatory pre-bid walkthrough held on July 13, 2026 at 9:00 AM. Questions regarding the project must be submitted by July 22, 2026 at 4:00 PM. Substantial completion and occupancy readiness must be achieved by July 1, 2027, with construction commencing within 30 days of notice to proceed and a recommended total project duration not exceeding seven months.

Addendum #3 specifically amends Pre-bid RFI Log #2, Question 11, requiring bidders to provide a Honeywell float switch interlock with unit shutdown capability in the event of drain failure, with power extended from a local lighting or receptacle circuit with adequate capacity. All other specifications, drawings, and general information remain unchanged. The contract will be executed under AIA Document A102-2017 with guaranteed maximum price provisions, and bidders must submit a base bid lump sum with detailed cost breakdown by construction division, four allowances, fifteen deductive alternates, and unit prices for change work. Performance and payment bonds and comprehensive insurance are required. Liquidated damages are assessed at five hundred dollars per calendar day for delays. The project is funded through the Connecticut Department of Housing and administered by CHFA's State Sponsored Housing Improvement Program and is not subject to Federal Davis-Bacon or State Prevailing Wage rates. Bids remain valid for 120 days.
