About this file

This is Addendum #2 to the Florence S. Lord Senior Housing Renovations project issued by Elderly Housing Management on behalf of the Marlborough Association for Senior Housing in Marlborough, Connecticut. The addendum, dated July 30, 2026, modifies the original project documents and must be acknowledged by all bidders on their bid forms. The project involves comprehensive renovations to a 24-unit occupied senior housing community at 155 South Main Street, Marlborough, Connecticut, encompassing interior renovations to 48 residential units and common areas totaling 33,600 square feet. The addendum includes a Pre-Bid RFI Log #2 addressing nineteen clarifications regarding bid bond requirements, permit fees, wiring installation methods, card reader mounting specifications, appliance and equipment supply responsibilities, access control systems, electrical circuit requirements, and generator load testing standards. Bidders must incorporate all modifications and supplemental data specified in the addendum into their bid submissions with full acknowledgment of how these changes affect their pricing.

The addendum clarifies that bid bonds are required at ten percent of the bid amount and that permit fees are not waived and must be included in the Base Bid Cost Breakdown. Key technical clarifications include that wiring shall be run concealed with necessary cutting and patching performed by the contractor unless physical constraints prevent concealment, existing surface metal raceways for motorized doors may remain if not disturbed but must be relocated to within walls when walls are being removed or replaced, and card readers should be flush-mounted where possible. The addendum designates that the general contractor shall determine responsibility for supplying range hoods, electric baseboard heaters, and cabinet wall heaters. Additional specifications address fob access control system wiring protocols, motorized ADA door circuit requirements, thermostat locations and associated equipment in specific corridors and restrooms, and generator load testing requirements per 2022 NFPA 110 Chapter 8, Section 8.4.2.1.

1. What is the amount of the bid bond required? 10%

2. Are permit fees waived? Permit fees are not waived. Include a value for the permit fee on the “Base Bid Cost Breakdown” on bid submission. Subcontractors shall include payment of trade permits.

3. Please confirm if it is acceptable to cut and patch drywall (by others) to conceal new wiring inside the walls where an acoustic ceiling or drywall finish is not present, or if surface metal raceway (Wiremold) is required in finished areas. Wiring shall be run concealed and contractor shall include all necessary cutting and patching unless unable to do so such as at a CMU or concrete wall or ceiling.

4. Please confirm if associated cabling and controls for existing motorized doors scheduled to remain shall remain in surface metal raceway, or if the cabling shall be reworked to conceal the cabling. Existing to remain items utilizing existing surface metal raceways shall be allowed to remain on existing walls or ceilings. Such raceways shall be removed and wiring be relocated to within walls where the wall or the finished surface is to be removed, moved, replaced or otherwise exposing the interior of the wall allowing for the concealment of the wiring within it.

5. Please confirm if all new card readers and associated control components are required to be flush-mounted or surface-mounted. Flush mount hardware where possible.

6. Please verify that the only range being replaced is in the community kitchen. No, other ranges are being replaced.

7. Clarify if the new range will require a new appliance cord. Provide all accessories required to install new appliances.

8. Clarify what division is responsible for supplying the Range Hoods. TBD by general contractor.

9. Clarify what division is responsible for supplying the Electric Baseboard Heaters.

TBD by general contractor.

10. Clarify what division is responsible for supplying the Cabinet Wall Heaters. TBD by general contractor.

11. Please provide the equipment manufacturer specifications for the drain pan sensor and solenoid valve. Additionally, please clarify the electrical requirements, as there is no existing or applicable power source in the immediate vicinity.

12. Please confirm that the Electrical Contractor (Division 26) is only responsible for supplying line-voltage power, low-voltage cabling, and final hookups—including all required peripherals—while others supply the doors and hardware. TBD by general contractor.

13. What specific communication protocol or wiring backbone does the fob system require for the motorized unit doors? For doors with a controller, updater, and the

9600 electric strike you will wire the electric strike and updater to the door controller. The door controller will be with your power/control panel where you will need 2-wire power and CAT5 ethernet cabling to the controller. The readers can be used OSDP or Wiegand. For OSDP a 4 conductor twisted pair over-all shielded

(Belden 3107A or equivalent) wire may be used. This would have a 2000 ft max and you utilize one pair for data and one pair for power to minimize interference. For

Wiegand you use 4 conductor, 18 AWG, shielded wire which has a 500ft max.

Same will go for the 1600-CS strikes and 6300 auto operator openings, but you can draw power from the 6300 directly to the strike to minimize your wire run as it has a

24V 6.5A power supply built in:

14. Where is the main control panel located for the fob access? Location for the control panel to be determined during construction in consultation with the installing contractor and owner and shall be located as not to exceed maximum wire run lengths.

15. Will the ADA motorized doors require a new dedicated 120V circuit, or can they be powered from nearby existing circuits? Depends on the actual door operator and loading of existing circuits. We suggest including in the bid a new circuit.

16. When relocating existing electrical devices for ADA heights, will it be acceptable to use the old box as a junction box with a blank cover plate and extend the wires, or is it required to pull completely new, unbroken cable back to the previous termination? Acceptable

17. A thermostat is shown in Corridor 226, but it does not show in other identical corridors. Is this thermostat required? As per the plans that were issued for bid, thermostats shown in the corridors on the 1st and 2nd floor plans are serving terminal heating equipment and they are required.

18. A thermostat is shown in Restroom 220, but no heating or cooling equipment is drawn there. Please clarify if that thermostat is required and what is the associated equipment? As per the plans that were issued for bid, The thermostat shown in restroom 220 is intended to serve electric baseboard radiation. Equipment is shown but not tagged. Equipment shall be type BB-3.

19. Is there a specific method or set of test points and results for the generator load test? Refer to chapter 8, section 8.4.2.1 of 2022 NFPA 110 for minimum testing requirements. Provide records as indicated in 8.5.
