- SCOPE OF WORK -
CMR Master Bath Refurbishment
The American Embassy in Lisbon is seeking for a contractor to refurbish/rehabilitate the master bathroom in the Chief of Mission’s Residence (CMR).
Drafted by C. Coelho P a g e 2 | 15
1) GENERAL BACKGROUND
The master bathroom located within the Ambassador’s residence has reached an advanced stage of age-related deterioration and no longer meets the functional, practical, and aesthetic standards expected of a modern residential facility. The existing finishes, sanitary fixtures, cabinetry, and built-in furniture are outdated and show signs of prolonged use, reducing both the overall comfort and usability of the space.
In addition to the aged appearance of the bathroom, the current layout and arrangement of sanitary fixtures and storage elements are not user-friendly and do not provide an efficient use of the available space. Existing cabinets and furniture offer limited practicality and insufficient storage solutions, while circulation within the bathroom is constrained by the present configuration.
Particular attention has also been drawn to the shower enclosure, which is undersized and does not provide the level of comfort, accessibility, and functionality expected for daily use.
Considering the importance of the Ambassador’s residence and the need to maintain adequate living standards, the rehabilitation and refurbishment of the bathroom has been deemed necessary in order to improve functionality, comfort, practicality, and overall appearance, while aligning the space with contemporary residential standards and user expectations.
2) TECHNICAL REQUIREMENTS
The rehabilitation and refurbishment work for the master bathroom shall include the complete modernization of the sanitary installations, electrical infrastructure, cabinetry, lighting system, finishes, and functional layout in order to provide a comfortable, practical, and contemporary bathroom environment consistent with high-end residential standards.
As part of the design phase, the Contractor shall develop and submit a minimum of three (3) alternative bathroom layout proposals, each based on the design principles described below.
Layout Proposal No. 1 – Balanced Bath and Shower Concept
This proposal shall generally follow the original design intent and shall provide a balanced distribution of space and visual importance between the bathtub and shower areas.
The layout shall incorporate:
• A new bathtub suitable for daily residential use, positioned as a significant feature within the bathroom.
• A generously sized enclosed shower cabin designed to provide a comfortable and spacious showering experience.
• A double-sink vanity cabinet with adequate countertop space and storage capacity.
• Practical circulation space between all bathroom elements.
• A dedicated enclosed toilet compartment providing visual privacy
Drafted by C. Coelho P a g e 3 | 15
Layout Proposal No. 2 – Vanity and Storage Priority Concept This proposal shall prioritize the creation of an enlarged vanity and storage area.
The layout shall be incorporated:
• A double-sink vanity significantly larger than that proposed under Layout Proposal No.
• Additional integrated cabinetry and storage solutions for personal items, toiletries, linens, and bathroom accessories.
• A bathtub which may be reduced in size and visual prominence in order to accommodate the expanded vanity and storage areas.
• A comfortable enclosed shower cabin.
• A dedicated enclosed toilet compartment providing visual privacy from the remainder of the bathroom.
Layout Proposal No. 3 – Alternative Vanity and Storage Priority Concept This proposal shall be based on the same design objectives as Layout Proposal No. 2 but shall present a substantially different arrangement of the bathroom fixtures and furniture.
The purpose of this option is to provide the Client with a genuine alternative configuration while maintaining emphasis on:
• Large vanity areas.
• Enhanced storage capacity.
• Efficient circulation.
• Functional ergonomics.
• Premium aesthetics.
• A dedicated enclosed toilet compartment providing visual privacy from the remainder of the bathroom.
Toilet Privacy Enclosure
For all layout proposals:
• The toilet shall be located within a dedicated enclosure, compartment, or partitioned area designed to provide visual privacy.
• The enclosure design shall be fully integrated into the architectural concept and maintain the aesthetic quality expected of a luxury residential bathroom.
• Where the toilet enclosure is positioned in front of, adjacent to, or otherwise impacts an existing window opening, the enclosure shall be constructed wholly or partially from opaline (frosted) glass or equivalent translucent material to maximize the transmission of natural daylight while preserving privacy.
• The use of clear glass for toilet enclosures shall not be accepted unless specifically approved by the Embassy representative (COR).
