Av. Das Forcas Armadas 133C, Lisbon, Portugal

Facility Management

The American Embassy in Lisbon is seeking for a contractor to refurbish/rehabilitate the master bathroom in the Chief of Mission’s Residence (CMR).

1) GENERAL BACKGROUND

The master bathroom located within the Ambassador’s residence has reached an advanced stage of age-related deterioration and no longer meets the functional, practical, and aesthetic standards expected of a modern residential facility. The existing finishes, sanitary fixtures, cabinetry, and built-in furniture are outdated and show signs of prolonged use, reducing both the overall comfort and usability of the space.

In addition to the aged appearance of the bathroom, the current layout and arrangement of sanitary fixtures and storage elements are not user-friendly and do not provide an efficient use of the available space. Existing cabinets and furniture offer limited practicality and insufficient storage solutions, while circulation within the bathroom is constrained by the present configuration.

Particular attention has also been drawn to the shower enclosure, which is undersized and does not provide the level of comfort, accessibility, and functionality expected for daily use. Considering the importance of the Ambassador’s residence and the need to maintain adequate living standards, the rehabilitation and refurbishment of the bathroom has been deemed necessary in order to improve functionality, comfort, practicality, and overall appearance, while aligning the space with contemporary residential standards and user expectations.

2) TECHNICAL REQUIREMENTS

The rehabilitation and refurbishment work for the master bedroom bathroom shall include the complete modernization of the sanitary installations, electrical infrastructure, cabinetry, lighting system, finishes, and functional layout in order to provide a comfortable, practical, and contemporary bathroom environment consistent with high-end residential standards.

The refurbished bathroom shall incorporate, at least, the following elements and requirements:

• Installation of a new bathtub suitable for daily residential use, with dimensions and positioning integrated into the new bathroom layout to maximize comfort and accessibility.

• Installation of a new enclosed shower cabin of adequate dimensions to provide improved user comfort and ease of movement when compared with the existing installation.

• The shower system shall be equipped with two shower assemblies, consisting of:

o One fixed overhead/rain shower head each; and o One handheld shower unit with flexible hose and adjustable support rail each.

• The shower enclosure shall be constructed using tempered safety glass compliant with applicable international safety standards for glazed installations in wet areas.

• Installation of a modern toilet unit incorporating an integrated personal washing/cleansing feature (bidet function or equivalent smart washing system), intended to improve hygiene, comfort, and user convenience.

• Installation of a double-sink vanity cabinet with sufficient countertop area and storage capacity suitable for regular residential use.

• The sink area shall include a large, mirrored surface designed to improve functionality and visual spaciousness within the bathroom.

• Behind the mirror assembly, recessed or integrated storage shelves/cabinets shall be provided to allow practical storage of personal hygiene items and bathroom accessories while maintaining a clean and organized appearance.

• Installation of an electric towel dryer/radiator suitable for bathroom applications, including all required electrical connections and protective devices.

• The bathroom lighting system shall be fully upgraded to provide adequate illumination levels throughout the space, with particular attention given to the vanity, sink, and mirror areas.

• Lighting fixtures shall be arranged and distributed in a manner that ensures homogeneous light dispersion and minimizes shadows, especially in front of mirrors and grooming areas.

• Lighting design and installation shall follow good engineering practices and applicable lighting recommendations for residential bathrooms, including:

o Adequate illuminance levels for personal grooming and hygiene activities.

o Use of moisture-resistant fixtures suitable for bathroom environments.

o Proper color rendering and light temperature suitable for comfort and visibility.

o Compliance, where applicable, with recognized standards and best practices such as EN 12464-1 (Lighting of Indoor Workplaces) and IEC/European safety requirements for wet-area electrical installations.

• All existing electrical switches, outlets, and visible electrical accessories within the bathroom shall be replaced with new units of modern design and appropriate ingress protection rating for wet-area applications.

• The overall design concept, material selection, and final finishes aim to achieve the quality, appearance, comfort, and functionality typically associated with a high-end five-star hotel bathroom environment.

• High-quality finishing materials shall be utilized throughout the project. Marble or equivalent premium-grade natural or engineered stone shall be proposed for shower areas, wall cladding, and flooring finishes.

• Floor finishes shall incorporate anti-slip properties suitable for wet area use and compliant with applicable safety standards and best practices for bathroom environments.

• All sanitary fixtures, cabinetry, lighting fixtures, electrical accessories, and finishes shall be of modern design, durable construction, and suitable for premium residential applications.

• The final arrangement of fixtures and furniture shall prioritize ergonomics, ease of use, efficient circulation space, and practical accessibility for daily operation and maintenance.
