The Scope of Work includes making various improvements throughout the golf course, some of which require a specific skill set. The improvements include but are not limited to: refinishing, repairing, and improving existing faux rock structures and creating additional faux rock structures, repairing ponds, improving and leveling water features, constructing a fountain feature, and installing additional lighting.

There is a mandatory pre-bid meeting Thursday, January 15, 2026 at 11:00 a.m. at Mulligans Golf Course located at 692 W. South Jordan Parkway, South Jordan, Utah. Anticipated completion is April 30, 2026.

Descriptions of the Work are as follows:

A-1 Lighthouse - Stairs and Walkway (See Exhibit A)

Description: Re-form and repair stairs/walkway leading up to bridge. Re-level so water drains away from east side and runs off to west side. Fill in any depressions on edges of steps to facilitate drainage and prevent water accumulation.

Fill in gaps and spaces in faux rocks to create one monolithic rock structure that also ties in to the waterfall feature. Apply new staining that matches existing rock structures.

For aesthetics, remove small section of curbing at bottom of steps and create a bottom rock step that spans the full width of adjacent steps above.

Specs: Approx. 170 sq. ft. area.

A-2 Lighthouse - Pond and Rock Garden

Description: This feature needs additional faux rock structures. Contractor will be required to carve and form new realistic rock structures that connect and tie in to the existing waterfall feature. All additions must match existing feature and stain colors.

· Create a new 6-ft. faux rock section that extends from the waterfall feature and wraps around the south end of the pond. New rock formations should range from 1’ – 2.5’ in height and include one light feature and the electrical components inside a conduit sleeve within the rock structure. (See Exhibit B)

· Create a 4’ faux rock extension that wraps around north end of pond. The height of the new rock formations should range from 1’ – 2.5’ and include one light feature and the electrical components inside a conduit sleeve within the rock structure. (See Exhibit C)

· Completely re-seal the Lighthouse pond that includes concrete coating and matching stain.

· Construct a new small rock/fountain feature in Lighthouse pond.

· Fill the gaps and negative space between all rock formations that surround the pond with the objective of making the pond and rock formations one piece.

· Construct a new monolithic rock garden that connects to the waterfall feature on the south end of the pond. The area is approximately 105 sq. ft. New rock formations should be approximately 1.5’ – 3’ in size. The area will include three garden bed cut outs with a 2.5 foot radius for planting grasses and small trees. (See Exhibit D)

· Create approximately 18 feet of new rock forms/curbing around mini golf hole that connects to the new rock garden. Height should range from 9” to 18”. (See Exhibit D)

A-3 Lighthouse - Waterfall Repair (See Exhibit E)

Description:

· Strip and seal the top of the waterfall. Redesign and repair spillway to eliminate leakage on the sides. Re-form, recoat, and re-stain to match the water feature on the entire structure. Repair and level the spillway area so that the waterfall is distributed evenly across the spillway. Could consider a middle divider to split the water flow in half.

· Repair holes and water damaged areas inside the grotto. Re-form, reinforce and repair failed rebar areas on structure.

· Create / add a place for a new additional RGB light to illuminate waterfall. Repair concrete around existing light features underneath the waterfall.

· Add electrical conduit / sleeves for new lighting and replace electrical conduit / sleeves for existing lighting.

· Add new 1” – 1 ½ ” layer of concrete to entire structure to re-form and seal existing rock structures. Stain entire structure to match the existing Lighthouse design color.

B-1 Sawmill Remodel – Wheel Water Feature Wheel (See Exhibit F)

Add new water feature to the Sawmill that facilitates water falling onto the Sawmill Wheel and allowing it to rotate. Could use existing valve or may need to install an additional valve for waterfall feature. Repair / construct new rock formation that conceals existing water feature. Rock formation should range from 3’ to feet to 6’ in height. Approximate affected area is 10 sq. ft. Stain to match Sawmill theme. Install valve for waterfall feature.

B-2 Sawmill Remodel - Boulder Repair (See Exhibit G) Reinforce and rebuild damaged boulder next to Sawmill. Reinforce with 1” – 1 ½”of new concrete. Reinforce with additional framing and/or rebar as necessary. Seal and stain to match Sawmill custom rock features. Affected area is approximately 5 sq. ft. with 2.5 foot tall boulder.

B-3 Sawmill Remodel - New Waterfall Feature (See Exhibit H.)

Construct approximately 25 feet of new decorative monolithic rocks around west end of the Sawmill pond ranging from 2’ to 3’ in height. New rocks should include a new waterfall feature with a height of 2.5’ – 3’ and approximately 4’ in length. New rock structure will include 6 RGB lights, 3 on top that illuminate the surrounding trees, and 3 on the rock face that illuminate the pond, sawmill, and water features. Contractor will install the valves for any new water features. Contractor will also run the electrical wiring and conduit / sleeves to the light features and conceal within the rocks. (Electrical connection will be provided by Mulligans)

B-4 Sawmill Pond and Falls

Remove existing bridge walls (approximately 3’ high x 14’ length) and replace with nautical-themed stamped curbing approximately 8” in height with posts and fishnet/rope railing. Bridge posts could be concrete made to look like faux wood.

· Stamping curbing could be in a theme of sea life grotto, coral, shells, ocean life, anchor, helm wheel)

· New curbing and railing features of the bridge must be anchored and connected to the bridge to prevent future separation from the bridge.
