This is a straightforward remodel. No structural issues, the toilets are already wall mounted, the water lines are already in place.

4. Are the carriers existing or will they need to be supplied?

4. Response: Is this question about structural carriers? No walls are to be moved; only surface finishes will be altered. Any construction to the walls shall not change the structural integrity of the wall.

5. If we are re-routing the H2O and drain lines what are the tie-in sizes, materials and where are they located?

Question #9 Will you please confirm that the product used for the bathroom flooring is as stated in the spec section 09-67-23 part ‘J’.

Park Response: The system consisted of a moisture vapor transmission barrier on the floor and a Lt Gray base coat with a double broadcast of "0" size chips creating a color blend called "Salt & Pepper". The broadcast was completed both the floors and walls to 4'--4''height. A clear urethane topcoat was then applied to seal all surfaces. Epoxy Systems, Inc. was the company that was hired to do the epoxy install.

Question #10 During the site walk through on 2/18, it was noted that the urinals in the men's bathroom are to be replaced with flushing models. This is consistent with the plumbing fixtures called out on A4 but note 8 on A2 states they are to remain. Can you confirm that this scope of work includes the replacement of existing urinals with the flushing units shown on the plumbing schedule.

Park Response: Yes. Urinals are to be replaced with washout urinals.

Question # 11:

Q: What color of paint?

A: Sherwin Williams Antique White Question # 12 Q: Does the project include new entry/exit doors?

A: Yes, new doors are needed.

Question # 13:

Q: Is the lighting part of the fixtures that need to be replaced?

A: Yes Question # 14:

Q: Are the sprinkler heads part of the fixtures that need to be replaced?

A: Yes Question # 15

15. Solicitation says work to start 12-1-25 with a 90 day completion. This is in the holiday schedule. What days will the facility be closed during December, January and February? Can the finish date be extended because of these holidays?

Park Response: The park will be closed to the public beginning December 1, 2025 to January 29, 2026. We can work with the contractor to grant access if needed, the week of 12/22/2025 – 01/04/2026. The finish date will not be extended.

Question # 16

16. During the walk-through we were told/saw that the wainscot is to be epoxy. The plans/specs call for tile. Can this be clarified?

Park Response: There is no tile work to be done. The current epoxy needs to be re-applied.

Question # 17:

17. Is it the intent to completely remove the existing epoxy flooring/wainscot or can we “refresh” what is existing?

Park Response: The specific approach, whether through re-epoxy or other refreshing techniques, is secondary to the importance of ensuring that the quality of the product remains on par with that of the initial installation. As you saw, the restrooms have held up amazingly well since the last remodel 20 years ago and we are committed to achieving a similar level of quality and longevity with this upcoming project.

Question # 18

18. Drawings sheet 4 sheet A2 note 8 says “Existing urinals to remain” but on sheet A4 plumbing schedule #16 provides specs for new urinals. Also, during our pre-bid walk we were told that the existing would be replaced. Please clarify.

Park Response: Existing urinals are to be replaced with washout urinals. The drawings are currently being revised.

Question # 19

19. Drawings sheet 6 A4 plumbing schedule #3 only shown 2 grab bar sizes but code requires an 18” grab bar as well as detailed in the TYP accessible details on A1 sheet 3.

Park Response: Vertical grab bars are not explicitly required by the ADA/ABA/ABAAS guidelines. However, these bars are often mandated by the American National Standards Institute (ANSI) guidelines and various local, state, and city building codes. These regulations are designed to ensure that buildings and facilities are accessible and usable for all individuals.

In light of this, it is essential for the contractor to adhere to the most appropriate and applicable standard. This is why vertical grab bars are included in the TYP accessible details on sheet A1-3. This inclusion ensures compliance with the highest standards of accessibility and usability, as per ANSI and local building codes, even if not directly required by ADA/ABA/ABAAS guidelines.
