About this file

This is a Questions and Answers (Q&A) document addressing contractor inquiries regarding a construction project involving log siding repair and mechanical system upgrades.

The document provides responses to four key contractor questions. First, regarding exterior log replacement due to rot, the purchaser estimates approximately 60 linear feet of damaged logs requiring replacement, with measurements noted as inexact due to snow drifts. Second, for pricing purposes, contractors are instructed to submit pricing as a lump sum with a detailed cost per linear foot breakdown to account for unknown log rot extent until extraction is performed. Third, the snow guards specified in the plan set shall be Rocky Mountain Snow Guards or approved equivalent. Fourth, the purchaser has furnished existing site photographs of the building exterior, mechanical room, and boiler system. The photographs included show representative log siding damage with visible rot and coating failure, various views of the mechanical room with existing boiler equipment (including a visible nameplate showing I.B.R. boiler number V-154 with serial number 22144375), heating system piping configurations, and an auxiliary water heating tank. These supporting images provide contractors with visual reference for scope assessment and equipment identification necessary for accurate project pricing and planning.
