About this file
This document is a Statement of Work (SOW) for the Seagull Guard Station Bunkhouse Replacement project for the U.S. Forest Service. The project requires demolishing the existing bunkhouse and constructing a new bunkhouse at 11456 Gunflint Trail in Grand Marais, Minnesota, with two potential construction methods: a prefabricated modular structure or a conventional stick-built building. The scope includes providing all necessary labor, materials, tools, equipment, transportation, and services to complete the project, encompassing site work, landscaping, utility connections (water, wastewater/septic, communication lines), and final construction and grading.
The contractor has the option to choose between a prefabricated modular structure or a site-built structure, but must adhere to the same specifications, submittals, drawings, and design requirements regardless of the chosen method. If a contractor selects the stick-built option, this must be reflected in the technical proposal's evaluation criteria. The project involves multiple phases, including manufacturing/construction, site preparation, transportation, utility connections, and creating a final usable product that meets the U.S. Forest Service's contract specifications and plans.

Seagull Guard Station Bunkhouse Replacement
Statement of Work
Provide for and furnish all labor, superintendence, materials, tools, equipment, transportation, certificates, insurance, temporary protection, and other items designated under provisions of this contract necessary to demolish the existing bunkhouse and construct a new bunkhouse.
This shall include all associated appliances, construction and connection to utilities, water, wastewater/septic, communication lines, etc. at the U.S. Forest Service Seagull Guard Station located at 11456 Gunflint Trail Grand Marais, MN 55604 as outlined in the contract specifications and plans.
The project is designed with a prefabricated modular structure as the basis for design. Several phases will be needed in this project. Including but not limited to, manufacturing the bunkhouse, site work and landscaping, transporting and placing on site, connecting and constructing all utilities as described in the contract documents, final construction and grading, and all other services and construction to produce a final useable product to the U.S. Forest Service described in the contract plans and specifications.
The basis for design is a prefabricated modular structure. However, an option available for the contractor is to furnish a conventional stick-built building. If the contractor elects to site build the structure all the same applicable specifications, submittals, drawings, requirements, design elements, etc. apply to that structure the same as they would for the prefabricated modular listed above and in the contract documents. If this choice is made by the contractor, it should be reflected in the technical proposal of the evaluation criteria.
