About this file

This document is a detailed specification for constructing a wood-framed pumphouse as part of the GAOA Sula Housing Water System Improvements project for the Bitterroot National Forest. The requirements specify a comprehensive construction approach including a monoslab concrete foundation with specific technical details such as 1/2" x 10" anchor bolts, 6" x 6" wire mesh, and #4 rebar placement. The pumphouse structure will be built using hem fir 2x4 boards at 16" on center, with specific insulation requirements (R-19 for walls, R-50 for roof), and detailed exterior and interior finishing specifications.

Construction specifications include OSB plywood sheathing, housewrap, cement board lap siding, and metal roofing, with all material types and colors subject to Contracting Officer (CO) approval. Penetrations for water supply lines must use 6-inch Schedule 80 PVC sleeves extending 5 feet down and beyond the monoslab footprint. All construction practices must conform to the International Building Code, and the contractor is required to submit detailed design plans for roof structure, insulation, interior membranes, exterior colors, and roofing materials for CO review and approval before construction begins.

Text version

The requirement to provide a concrete pumphouse has been changed to the contractor constructing a wood framed pumphouse. The dimensions and utilities of this constructed building will not be different from what the plans show for the concrete structure.

• Building and construction practices shall conform to the International Building Code.

• The pumphouse shall be built upon a monoslab concrete foundation, also to be constructed by the contractor. The monoslab shall be placed upon a prepared surface described in the plans. The top of the monoslab shall be a minimum of 6 inches from existing ground on the uphill side of the building. A typical drawing of a monoslab has been included as a template for how the monoslab shall be constructed.

• The penetrations through the monoslab for the water supply lines shall be constructed with a 6 inch sch 80 PVC sleeve, to extend 5 ft down and have a long sweep 90 degree elbow so that the sleeve extends 5 feet beyond the edge of the monoslab footprint.

• The vertical walls shall be constructed from hem fir 2x4 boards, 16” o.c. The roof can either be constructed using rafters or with trusses. The rafter / truss design shall be provided by the contractor and submitted to the CO for approval before construction will occur.

• The pumphouse shall have R-19 insulation in the walls and the roof shall have R-50 insulation. The insulation type and quantity plan shall be prepared by the contractor and sent to the CO for approval.

• The interior of the building shall have ½ inch CDX plywood covered by a waterproof sheet membrane. Then embossed fiberglass reinforced plastic (FRP) shall be installed on top of the sheet membrane and finished. The type of embossed FRP and waterproof membrane shall be submitted to the CO for approval.

• The exterior of the pumphouse shall be sheathed with ½ inch OSB plywood and then covered with housewrap. Then the exterior will be sided with a cement board lap siding with composite trim. The reveal for the lap siding shall match the surrounding buildings siding reveal.

• Exterior of building shall be painted to match surrounding buildings. The colors shall be prepared and submitted to the CO for approval.

• The roof shall be composed of 5/8 inch OSB sheathing, with full ice and water shield. Then metal roofing and proper accessories shall be placed. Metal type and color shall be prepared and submitted to the CO for approval.
