1240LT25Q0047.0001 – Hailey House Repairs 08/13/2025
Q1. Do we need to repaint the whole room, or just the repaired areas? Which color?
A1. The entire room should be painted. Rooms that aren’t being repaired do not need to be painted. The paint should be SW1904 Designer White or approved equal.
Q2. Do we need to look for water damage in other areas?
A2. If water damaged is seed in other areas the extra work will be modified into the contract. The contractor does not need to search for water damage in areas not scheduled to be worked on.
Q3. Do we need to chase the fiber board to remove all asbestos from hidden areas?
A3. No, the fiberboard just needs to be removed in the called out locations. It can be encapsulated if it extends beyond the limits in the plans
Q4. Will there be people living in the house during construction?
A4. No, the family currently living in the house move out during construction, hence the need for 2 weeks notice before construction may begin. All of their furniture will remain in the house when they move out.
Q5. Was the house built before the 1980’s? Was it tested for lead and asbestos?
A5. Yes, it has previously tested positive for LBP and asbestos. An asbestos walkthrough was completed in 2019 and the results are attached in this amendment. The attached LBP report is from 2023
Q6. Do we need to install insulation in the attic?
A6. The only expected insulation replacement is in the walls near the front door. The roof was replaced it 2023 and any issues with the roof insulation were taken care of at that time.
Q7. With only a 10-day work window how will change orders be handled?
A7. With new approvals processes for contracting many change orders are taking 1- 2 months to complete. Any change orders for this project will be approved by the COR, and the CO will issue an email approving the work and guaranteeing payment. The official change order paperwork will be issued as quickly as possible.
